How a roof leak investigation works in Mount Pleasant

Flat roofs leak in their own ways. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Standing water puts extra pressure on every weak point. We check both the covering and the room underneath. Leaks under flat extension, garage and dormer roofs are common. An ageing felt roof is a frequent culprit. We survey chimney stacks, rooflights and dormers and lead flashings, and the problems we are asked to look at most are damp walls below an overflowing gutter and stains around a skylight.

Being in a small place like Mount Pleasant makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. It is useful to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. Photos of the stain and of the roof from outside are helpful too.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

How the survey works

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey usually takes an hour or two for most houses, rising to roughly 3–4 hours on a commercial building. In a small place like Mount Pleasant, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Where it’s useful and included, we take moisture readings and use thermal imaging.
  5. The report explains the likely entry point and what needs attention.

Rented homes, blocks and businesses

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.

We survey roofs for letting agents and landlords as well as homeowners. A written report with photographs gives you a clear record of the leaking roof, useful for planning maintenance.

What we look for on each type of roof

Slate and tile slopes

Slipped, cracked or missing slates and tiles let rain onto the underlay. Older felt may hold for a while, but it tears with age.

Flat roof upstands and outlets

Each flat roof relies on its outlets to drain. When one blocks, water ponds and finds any weak spot. Outlets and the area around them are looked at.

Common questions in Mount Pleasant

Will you come out to Mount Pleasant?

Yes. Mount Pleasant is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

How do I find out if my home in Mount Pleasant is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you need to get into the loft?

Usually, if there is one and it can be reached safely. The roof space can show things the outside cannot, like damp timbers, staining or daylight.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Will you walk on the roof?

Only where it is safe to do so. We inspect everything that’s safely in view: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we can’t see is noted in the report.

Can you trace a leak in dry weather?

In many cases, yes. Stains, tide marks, damp timbers and moisture readings normally point the way. Some leaks only show in particular weather, so your photos and notes from wet days are very useful.

How do you tell a leak from condensation?

Many apparent leaks turn out to be condensation. A leak typically shows in one area and follows rain, while condensation is often widespread and worst on cold days. We tell you which it is most likely to be.

Wind, rain and roofs in Mount Pleasant

Mount Pleasant lies within about 3 miles of the sea, so there is more wind and more salt in the air than further inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can, and salt air slowly wears metal fixings. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.

Shop and office owners around Westwood Cross may find that water through a ceiling can damage stock and close a sales floor, so the source needs finding fast. With Quex Park about 1.6 miles north, the area around Mount Pleasant has a long history. Leaks in period homes nearby frequently come from lead work and valleys that have been patched before.

Mount Pleasant is about 4 miles south-west of Margate, in Kent. Anywhere in Mount Pleasant, we can come and survey your property. Our area takes in places right across Kent, large and small. There’s also a page for Canterbury.

Why get it checked now?

Leaks tend to get worse, not better. Each storm can open a gap a little more. An investigation now gives you time to plan the work. Where a roof is exposed, as many are in small places like Mount Pleasant, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We will tell you which package suits the questions you have.

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

When to book a survey in Mount Pleasant

Every flat roof covering has a working life. Felt frequently lasts around 15 to 20 years, and splits, blisters and lifting laps let water in. Upstands and outlets are common weak points.

People usually book a survey when they’ve noticed one of these:

  • Damp ceilings under a flat roof
  • Brown rings on upstairs ceilings
  • Water dripping from rafters or underlay
  • Damp patches next to the stack

For an older house near a landmark such as St Mildreds Church, lead flashings, valleys and old chimneys are typical places for water to get in.

Choosing a roof surveyor

  • Whether you can ask questions once you have the report
  • When you will get the report
  • Whether the loft is part of the inspection
  • Their track record with similar roofs
