Roof leak investigation in Marley: what you get
Moisture readings and thermal imaging are used where they’re useful. Moisture readings show which materials are wet. A thermal camera shows patterns of temperature rather than water, so its findings are checked with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. The best thermal results come after a sunny day, with a dry roof and little wind. We survey lead flashings, rooflights and dormers and slate and tile slopes, and common reasons people get in touch are water dripping from rafters or underlay and wet patches high on an inside wall.
Being in a small place like Marley makes no difference to how a leak or storm damage is looked at: the journey and access are just planned ahead of time. Tell us where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. Photos of the stain and of the roof from outside are helpful too.
The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

When you need someone else
A survey is a close look at the leaking roof, but it cannot do everything. The main limits are:
- Leaks that only appear in weather we cannot recreate
- Whether rotten timbers meet design loads
- Defects hidden under coverings or inside walls without opening up
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before you book. What our survey covers.
What we check
- Valleys and parapet gutters
- The roof space
- Rooflights and dormers
- Lead flashings
- Flat roof details
- Slate and tile slopes
- Chimney stacks
What happens on the day
Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take between one and two hours, more where the leak is intermittent or the roof is large. In a small place like Marley, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- You let us know where the water appears, when, and what the weather was doing.
- Inside, we look at the stain and the ceiling around it.
- From the roof space, we trace the water’s route where there’s safe access.
- We inspect the likely entry points outside, from ground level, windows and the roof where safe.
- You receive a report with the likely source, photos and recommendations.
Before the survey
- If you’re buying, let the agent know when we’re coming
- Gather any invoices or paperwork from past roof work
- Point out any leaks or damp patches

Signs you need a roof leak investigation in Marley
Blocked gutters can look like a roof leak. Hidden gutters behind parapets cause the most trouble, because when they block, water backs up and runs inside.
These are some of the problems a survey can pick up:
- Drips from nail tips in a cold loft
- A leak that comes and goes with the weather
- Ceiling stains that grow after rain
- Water dripping from rafters or underlay
The streets around a church such as Church of St Giles are often among the oldest in a place, and if your home is one of the older ones nearby, lead flashings, valleys and old chimneys are typical places for water to get in.

What a roof leak investigation looks like in Marley
Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Where water gets in depends a good deal on what the roof is made of and how it is detailed. Goodnestone Park, about 4.7 miles north-east, is one of the historic houses in the wider area around Marley. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
For landlords with property near Snowdown station, a clear finding on where water gets in helps you brief a roofer straight away. If you live near a park such as Jumping Downs, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

Tips from our surveys
A few practical points come up again and again on our surveys. They apply to most roofs:
- Record whether it leaks in every downpour or only some
- Put a bucket under the drip and move valuables
- Move stored items away from the hatch
- Take dated photos of the leak
We email the report to you. It sets out where we believe the water is getting in, how it is travelling and what needs attention. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.
Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. Many leaks start with a blocked outlet. Leave the clearing to someone with the right equipment.
Questions from Marley
Do you cover Marley?
Yes. We work right across London and the South East, and Marley is part of that. You can ring 07833 053749 or email us with the address and a few details, and we will talk through which survey suits.
Do you cover smaller places like Marley?
We do. A small place gets exactly the same survey as a big one.
How much is a survey?
Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.
Can you trace a leak in dry weather?
Typically, yes. Moisture detection shows where materials are damp even on a dry day. If a leak only appears in driving rain from one direction, we’ll tell you what we found and what’s most likely.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning. Tell us about it when you book and we will explain what’s needed.
Could my leak actually be condensation?
Condensation can look very like a leak. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We look at the pattern, take moisture readings and tell you which is more likely.
Is this an asbestos survey?
No. We do not sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
What you can safely check yourself
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.
It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
