Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.

How a chimney survey works in Marley

On terraced and semi-detached houses, a chimney stack is often shared with next door. We inspect the parts we can see safely and the parts the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it and you can then discuss it with them. Everything is written up with photos and our recommendations. If you’ve noticed unused flues sealed without airflow and gaps where the stack meets the roof, we can find out what’s behind it.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

How the survey works

Once we’ve finished looking, we write up our findings in a report with photographs, emailed to you. As for time on site, it normally takes about 1–2 hours at a house, as part of a look at the roof around the stack. In a hamlet or village like Marley, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. You get a written report with photos and recommendations by email.

Before the survey

  • Move anything stored under the loft hatch
  • Make a note of anything you’d like us to look at
  • Make sure we can get to the back of the property

Marley questions

I let a flat near Snowdown station. Can you check the roof?

Yes, landlords and letting agents book with us as well as owners. You can call 07833 053749 or use the contact form with the address and some details, including who will give access on the day.

Will you come out to Marley?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route as you book.

Do you inspect the flue?

No. It is not a flue, sweep or gas safety inspection. We look at the stack, pots, flaunching, pointing and flashings, and damp inside and flag anything that suggests the flue needs a look.

What causes damp on a chimney breast?

Normally it is water getting in from outside, or condensation in a sealed stack. The survey looks at the stack, the flashings and the capping and records the likely cause.

When does the report arrive?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, let us know when you book.

Will you go up on the roof?

Only if it’s safe. We check everything that can be seen safely: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

Can you survey at the weekend?

We carry out surveys on weekdays and at weekends. To arrange a date, ring 07833 053749 or use the contact form.

Chimney surveys in Marley: local notes

With Goodnestone Park about 4.7 miles north-east, Marley sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For landlords with property near Snowdown station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Homes near green spaces such as Jumping Downs can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. For site and facilities teams at buildings like Barham Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Before and after the survey

Getting the most from a chimney survey starts before we arrive and carries on afterwards. Tips:

  • Have the flue swept and checked if you use the fire
  • Keep the report to compare against at the next survey
  • Ask about consent before removing a chimney on an older property
  • Note any damp on chimney breasts and when it appears

After the visit, we write up the report with photographs of each stack. It explains the condition of each part of the stack and any damp inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Have aerial and dish brackets on the stack checked and taken off if they’re no longer needed. Removing unused fixings takes strain off the brickwork.
