Roof leak investigation in Culmers
We investigate roof leaks in Culmers and across London and the South East. Surveys are carried out on weekdays and at weekends. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. The findings come in a written report with photos. If water is coming in now, catch it in a bucket and keep it away from lights and sockets, and then ring 07833 053749 or email us to arrange a visit. If you’ve noticed a leak that comes and goes with the weather and ceiling stains that grow after rain, we can find out what’s behind it, whatever the roof.
In a village or hamlet like Culmers, older cottages and farmhouses often have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, which matters if you are thinking of an insurance claim. We look at what can safely be seen and set out what we find. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.
If any part of the leaking roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

What this survey cannot tell you
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- A promise to find every leak on a single visit
- Leaks from plumbing, tanks or pipework rather than the roof
- Putting the leak right
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you. What a survey covers and doesn’t.

- Valleys and parapet gutters
- Rooflights and dormers
- Chimney stacks
- The roof space
- Lead flashings
- Flat roof details
The survey, step by step
Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take between one and two hours for most homes, though a hard-to-trace leak can take longer. Around Culmers, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.
- You tell us where the water appears, when, and what the weather was doing.
- Inside, we look at the stain and the ceiling around it.
- In the loft, we follow any signs of water back towards the roof.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
- You receive a report with the likely source, photos and recommendations.
Before the survey
- Keep pets in another room
- If you’re buying, check with the agent that we can get in
- Move anything stored under the loft hatch

Advice
What you can safely check yourself
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
What affects the cost of roof leak investigations
What a survey costs depends on the time and equipment it needs. That comes down to:
- Chimneys, valleys, parapets and other details
- How tall the building is and how easy the roof is to see
- Whether you choose the Basic, Standard or Premium Survey
- The size of the roof
Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Questions from Culmers
Is Culmers within the area you cover?
Yes, Culmers is covered. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do roofs near the sea, like those around Culmers, take more of a battering?
Frequently, yes. Within about 3 miles of the sea, as Culmers is, metal fixings wear faster and gales find any loose ridge or slate.
Why doesn’t the damp patch line up with the hole?
Water follows the easiest path, not the shortest. On a pitched roof it often runs down a rafter before it finds a way through the ceiling. Following that route is what our investigation does.
Do you climb onto every roof?
Not unless it is safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.
Does this replace a RICS home survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
How long have you been surveying roofs?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.
Are you structural engineers?
No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
Different roofs, different checks
Slate and tile slopes
Ridge and hip tiles can loosen as their mortar cracks. Water then gets in along the top of the roof.
Lead flashings
Lead flashings seal the joints at chimneys, walls and dormers. We check for lead that has lifted, split or slipped.

What a roof leak investigation looks like in Culmers
Culmers is within about 3 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.
For landlords with property near Faversham station, a tenant living with a leak needs the cause found, not just the stain painted over. If you live near a park like Mount Ephraim Gardens, or anywhere with mature trees, autumn leaves can block gutters and valleys. Anyone responsible for a site like Graveney Primary School will know that tracing a leak on a big roof starts with where the water appears and works back.
