About our roof leak investigation in Ottinge

Our roof leak investigations cover Ottinge and the wider South East. Surveys are carried out on weekdays and at weekends. The investigation covers inside and out, from the stain to the likely entry points. You get a written report with photos and recommendations. If it is leaking right now, contain the water and keep it clear of electrics, then ring 07833 053749 or drop us an email. Typical surveys look at water dripping from rafters or underlay and damp on a chimney breast, across lead flashings, valleys and parapet gutters and slate and tile slopes.

Somewhere as small as Ottinge, older roofs have often been repaired many times. That makes it hard to tell new damage from old wear, which matters if you’re thinking of an insurance claim. We look at what can be seen safely and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible, and recommendations are put with the most urgent first where relevant.

Tips that help

From years of surveys, a few habits stand out as worth the effort:

  • Keep water away from lights and sockets
  • Leave roof access to professionals
  • Catch drips in a bucket and protect the floor
  • Clear the loft hatch so we can get in

Standard includes a follow-up consultation to talk the findings through, while Premium includes one in person. It is a chance to ask about anything in the report.

After a downpour, look in the roof space with a torch, keeping to boarded areas. Watch for water marks, wet underlay and damp wood. Photograph anything new.

Do you need a roof leak investigation in Ottinge?

Condensation is frequently mistaken for a leak. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, particularly where ventilation is poor. Wet nail tips and damp underlay over a wide area are classic signs.

Signs worth acting on include:

  • Brown rings on upstairs ceilings
  • Wet patches high on an inside wall
  • Damp on a chimney breast
  • Leaks below a flat extension roof

If your home is one of the older ones in the streets near Church of St Mary the Virgin, lead flashings, valleys and old chimneys are typical places for water to get in.

What to expect from a roof survey

Why it is worth a survey now in Ottinge

A small drip today can be a bigger leak after the next storm. Each storm can open a gap a little more. Tracing it now lets you plan the work rather than react to it. For an older or listed building in a place like Ottinge, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Roof leak investigations around Ottinge

Ottinge is within about 5 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave, while salt slowly corrodes metal fixings and flashings. With Acrise Place about 1.6 miles east, Ottinge sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

Anyone responsible for a site like Lyminge Church of England Primary School will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. If you own a rental within reach of Sandling station, a clear finding on where water gets in helps you brief a roofer right away.

Ottinge: your questions answered

Do you cover smaller places like Ottinge?

Yes, we do. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do roofs near the sea, like those around Ottinge, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Can every leak be traced?

Not every leak can be pinned down in a single visit. Many leave clear signs, but intermittent leaks that need particular weather can be harder. The report sets out what we found and the most likely routes.

How do you tell a leak from condensation?

Many apparent leaks turn out to be condensation. A leak typically shows in one area and follows rain, while condensation is frequently spread out and worse in cold weather. We tell you which it is most likely to be.

How much does a roof leak investigation cost in Ottinge?

Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.

What should I do before you arrive?

Note when the leak appears and what the weather was doing. Move stored items away from the loft hatch. If water is near any fittings, have an electrician check them.

Is it a structural engineer’s report?

No. We are roof surveyors, not structural engineers, and it does not include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

How the survey works

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes about one to two hours, more where the leak is intermittent or the roof is large. Older roofs in small places like Ottinge can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. We start with your notes and photos of the leak.
  2. Inside, we look at the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Preparing for the visit

Advice

What we can’t see

Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:

  • An intermittent leak that shows no trace on the day
  • Whether rotten timbers meet design loads
  • Defects hidden under coverings or inside walls without opening up

If in doubt, phone 07833 053749 or email us and we will suggest the right survey. The full list of what we check.

What this survey covers

  • Valleys and parapet gutters
  • Rooflights and dormers
  • Flat roof details
  • Slate and tile slopes
  • Lead flashings
  • Chimney stacks
  • The roof space

What you can safely check yourself

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
