How a roof leak investigation works in Yelsted

Most roof leaks start at a joint rather than the middle of a slope. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. Each of these is checked in turn and we follow where the evidence leads. Chimneys, dormers and roof lights each add joints of their own. We check all of them, from every safe viewpoint. If you’ve noticed wet patches on loft insulation and condensation that looks like a leak, we can find out what’s behind it.

In a village or hamlet like Yelsted, older cottages and farmhouses often have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you are thinking of an insurance claim. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

Roof leak investigations around Yelsted

Yelsted is within about 5 miles of the coast, so there’s more wind and more salt in the air than further inland. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave, while salt slowly corrodes metal fixings and flashings. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand.

Trees in and around Stockbury Hill Wood shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. If you look after a building such as St Augustine of Canterbury Catholic Primary School, a leak through a large roof is often found some distance from where the water shows inside. If you let a flat or house near Rainham (Kent) station, a clear finding on where water gets in helps you brief a roofer right away.

Yelsted is about 3 miles south-east of Gillingham, in Kent. We provide roof leak investigations for homes and businesses in Yelsted and nearby. Across Kent, we cover Yelsted and the places around it. Maidstone is in our area too.

Surveys in ME9 work the same way as everywhere else we cover. You’ll find streets such as Yelsted Road and Yelsted Lane, all of which we cover. We also cover Stockbury (1 mile east), Meresborough (1 mile north), Hartlip (1 mile north-east), Lower Hartlip (2 miles north-east) and Rainham (2 miles north). Within a short drive, we also cover Maidstone (6 miles south-west), Sittingbourne (5 miles east), Gravesend (12 miles north-west), Faversham (12 miles east), Northfleet (14 miles north-west) and Minster (10 miles north-east).

Practical tips

From years of surveys, a few habits stand out as worth the effort:

  • Stay off ladders and the roof
  • Put a bucket under the drip and move valuables
  • Clear the loft hatch so we can get in
  • Let us know what has already been tried

If the leak turns out to be condensation, the report says so, and suggest how the roof space could be better ventilated. That avoids roof work that wouldn’t help.

Keep the roof space ventilated. Good airflow reduces condensation, which is frequently mistaken for a leak. Make sure insulation does not block airflow at the eaves.

Different roofs, different checks

Chimney stacks

We check the outside of the stack and the breast inside, not a flue, gas or sweep inspection.

Flat roof upstands and outlets

On a flat roof, a leak can show some distance from the split. Moisture readings and thermal imaging can help narrow it down where conditions suit.

What happens on the day

Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes about one to two hours on an ordinary house, with bigger or more complicated roofs taking longer. Somewhere like Yelsted needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. You get in touch with details of the leak and any photos.
  2. We look at the stain, the ceiling and the loft above it.
  3. We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
  4. We use moisture detection, and thermal imaging where it is useful.
  5. We email a report with photos, the likely entry point and recommendations.

Before the survey

  • Note where any stains or damp appear
  • Have any questions written down, so nothing gets missed
  • For a flat or shared roof, check access with the freeholder or managing agent

Advice

Should I look at the roof myself first?

What you can’t do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

What happens if roof problems are left?

Damp loft insulation loses much of its value. Insulation can soak up water quietly before anything shows below. Catching it early limits what has to be replaced. Where a roof is exposed, as many are in small places like Yelsted, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and the package you choose.

FAQs for Yelsted

Does being near the coast affect roofs in Yelsted?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

Is Yelsted within the area you cover?

We do. A small place gets exactly the same survey as a big one.

What’s the best way to book?

To arrange a survey, phone 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

What does the report include?

Written findings with photos, covering the condition of the leaking roof, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

Do you use thermal imaging to find leaks?

Thermal imaging is used where it is useful, and it’s part of the Premium Survey. It picks up temperature patterns rather than water, so anything it suggests is checked with moisture readings.

How should I prepare for the leak investigation?

Check the loft can be reached. Have any photos of the leak ready, and tell us about past repairs. In the meantime, catch the water and keep it clear of lights and sockets.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.
