Thermal roof surveys for Yelsted homes and businesses

Roof by roof

Felt and asphalt flat roofs

On felt and asphalt flat roofs, wet insulation can show as a temperature difference across the surface. We check those patches with moisture readings.

Single-ply and EPDM roofs

Many single-ply and EPDM roofs sit on insulation boards. Wet boards can show as temperature differences on the images.

Thermal roof survey in Yelsted: what you get

Our thermal survey records how the surface temperature varies across your roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. It is important to know that the camera shows temperature, not water, so we check what it shows with moisture readings. Thermal imaging is included in our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. Common reasons to book are heat escaping through the roof and ceilings that feel colder in places, across flat roofs, pitched roof slopes and loft conversions.

Some older homes in villages like Yelsted are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care. Check with the council before planning any work on a listed building or one in a conservation area.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photos show what each point refers to, and recommendations are put in order of urgency where relevant.

The survey, step by step

Once we have finished looking, we write up our findings in a report with photos, sent to you by email. As for time on site, most surveys take an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. In a small place like Yelsted, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before and after the survey

You don’t need to be a roofer to help. Here’s what helps most:

  • Remember the conditions on the day affect the results
  • Clear leaves from outlets and gutters each autumn
  • Heat the home normally on the days before
  • Check from the ground or a window, never by climbing

Premium Surveys include an in-person consultation, giving you the chance to talk through the images and findings. A follow-up 12 months later is included as well.

Have small defects in the covering fixed early. Water that gets under a covering can spread a long way before it shows.

Common questions in Yelsted

Do you cover smaller places like Yelsted?

Yes, Yelsted is covered. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you carry out roof surveys in Yelsted?

We do. The survey and report are the same in Yelsted as anywhere else, and visits run on weekdays and weekends.

How soon will I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you as you book.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Signs you need a thermal roof survey in Yelsted

Not every roof problem shows on the surface. Trapped moisture, missing insulation and hidden heat loss are three examples. Thermal imaging gives us another way to look for them.

Typical things we’re asked to look at include:

  • Wet areas near outlets and upstands
  • Thin or uneven insulation in the roof
  • Water that travels before it shows
  • Areas of a flat roof that may hold water

Around Yelsted, as everywhere, small roof faults are simplest to sort before they let water in.

Questions to ask before you book

  • Whether the inside of the roof is included
  • Their insurance cover
  • What they will not be able to tell you
  • What follow-up you get after the report

What a good roof survey covers

What we cannot see

Before you book, it is worth knowing what a survey won’t do:

  • An energy rating for the building
  • Confirming water without moisture readings
  • Readings unaffected by sun, shade or reflections

If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey before booking. What our survey covers.

What we check

  • Flat roofs
  • Loft conversions
  • Insulated roof spaces
  • Pitched roof slopes
  • Commercial roofs
  • Ceilings below the roof

Airspace, weather and Yelsted roofs

Yelsted lies within about 5 miles of the sea. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

Anyone responsible for a site like St Augustine of Canterbury Catholic Primary School will know that a drone or thermal camera can show a large roof in a single visit.
