What we are asked to look at in Yelsted

Landlords need to plan spending on a building. Without a recent survey, it is hard to know what the roof needs or when.

Things that often lead to a survey include:

  • Leaking joints at party walls
  • Ponding or splits on flat roofs
  • Loose ridge or hip tiles
  • Flashings that have come away

Take a building like St Augustine of Canterbury Catholic Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What a roof survey includes

How a landlord roof survey works in Yelsted

Landlords often book us when buying a property to rent out, or after a tenant reports a leak. Agents and freeholders often want a survey for a rolling maintenance plan. Whatever the reason, the report follows the same clear format with photos and recommendations. We survey on weekdays and at weekends, which can make access easier to arrange. If you are worried about chimney stacks in poor repair and missing or loose roof coverings, a survey will tell you what’s going on, whatever the roof.

Some older homes in villages like Yelsted are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What a landlord roof survey does not cover

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Structural calculations or an engineer’s report
  • Legal advice on leases or service charges
  • Walls, floors and services beyond the roof

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before booking. What a survey covers and doesn’t.

Yelsted questions

Can a landlord with a rental near Rainham (Kent) station book a roof survey?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Is the coastal weather around Yelsted hard on roofs?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

How long will you be at the property?

Most surveys take about one to two hours for a house, and longer for a block or a building with several roofs. The report follows by email.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Will you inspect a roof that several owners share?

Yes, we survey shared roofs often. Where a neighbouring roof is not part of the access, we can only see it from vantage points, and the report says so.

Will you walk on the roof?

Not unless it’s safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed.

Will you fly a drone over my roof?

Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Prices for landlord roof surveys in Yelsted

Not every roof costs the same to survey, and it comes down to:

  • Any need for thermal images or a drone flight
  • Whether it’s a home or a commercial building
  • The roof’s overall size
  • The shape of the roof and its details

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Getting in touch

These details help when you contact us:

  • What made you get in touch
  • Any deadline, such as an exchange date
  • Where any leaks, stains or damp patches show inside
  • The style of property, from a terrace to a block

Landlord roof survey starts from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or email us with the details.

For landlords and managing agents

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant beforehand.

What a landlord roof survey looks like in Yelsted

The coast is about 5 miles or less from Yelsted, so there is more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

If you let a flat or house near Rainham (Kent) station, a dated record of the roof is useful when planning maintenance across a let. Homes near green spaces like Stockbury Hill Wood can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

What happens on the day

The visit has one job: to look at the let or shared roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit normally takes an hour or two for a single let house, with blocks of flats taking longer. Somewhere as small as Yelsted, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We agree which roofs and which parts of the building are included.
  2. Access to flats and the loft space is arranged with you ahead of time.
  3. We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
  4. We photograph each defect and note how urgent it looks.
  5. We send a written report you can use to plan maintenance and budgets.

Preparing for the visit

  • Keep pets inside or away from the areas we’re looking at
  • Leave side gates unlocked
  • If it isn’t your property yet, arrange access through the agent
