Flat roof surveys in Yelsted: local notes

Yelsted is within about 5 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If you own a rental within reach of Rainham (Kent) station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Flat roof survey in Yelsted

Water through a flat roof does not always come in where the stain is. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, with photos of anything that could be letting water in. A roofer can then start from a clear picture of the problem. If you’re worried about raised blisters across the surface and standing water left after rain, we can find out what’s behind it, whatever the roof.

Somewhere as small as Yelsted, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.

Every survey ends with a written report, with photos, sent by email. It sets out the condition of the flat roof, any defects and our written recommendations.

FAQs for Yelsted

Does a conservation area affect roof work in Yelsted?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Yelsted within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

What does ponding on a flat roof mean?

Standing water a day or two after rain usually needs attention. It could be the outlets, the falls or a deflecting deck. We check each of these and record what we find.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

Do you give a life expectancy for the roof?

A precise figure isn’t something we give, because it depends on upkeep, weather and how the roof was laid. We describe the condition and say which work is urgent and which can wait.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

Does the report include photographs?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding.

What we are asked to look at in Yelsted

Flat roofs take the full force of the weather on a surface that drains slowly. Over the years, coverings harden, crack and start to come away at the edges. Most people book a survey after a leak, before buying, or when they think the roof is getting old.

These are some of the problems a survey can pick up:

  • Standing water left after rain
  • Outlets that hold water back
  • Gaps at upstands and abutments
  • Edge trims that have lifted or split

If you look after a building such as St Augustine of Canterbury Catholic Primary School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

Choosing a roof surveyor

  • Will they check the loft as well as the outside?
  • What experience they bring
  • How soon the report will arrive
  • Which limits apply to the survey

What a roof survey includes

How the survey works

After the inspection, everything we found is written up as a photo-illustrated written report, emailed to you. As for time on site, it usually takes about one to two hours for a small flat roof at home, and longer for a large commercial one. In a hamlet or village like Yelsted, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from ground level, windows and the roof where it’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photos and recommendations, comes to you by email.

Before we arrive

  • Tell us about any leaks, stains or damp patches you know of
  • If you are buying, let the agent know when we’re coming
  • Jot down any questions you want answered

How the survey changes by roof type

Mastic asphalt

Asphalt roofs are common on older flats, walkways and commercial buildings. We look for crazing, cracks, blisters and splits at the skirtings.

GRP fibreglass

GRP roofs can last up to about 30 years when they’re laid well. Cracking where boards meet or where the deck moves is a common early sign of trouble.

Can I check my roof myself?

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Leave it or get it looked at?

Most flat roofs are out of sight, so they’re easy to forget. Many owners only find out a roof is worn out when water comes through. A survey every few years stops that from catching you out. Older and listed buildings around Yelsted may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Flat roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

What we can’t see

Before you book, it’s worth knowing what a survey will not do:

  • Structural calculations, which need a structural engineer
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting
  • Testing older roof sheets for asbestos

If in doubt, call 07833 053749 or email us and we’ll suggest the right survey before booking. What a survey covers and doesn’t.
