How a flat roof survey works in Lower Hartlip

Offices, shops, industrial units and blocks of flats frequently sit under large flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. The photographed record helps you plan and budget for work. We quote commercial roofs on their size and how they’re reached, so it helps if you ring 07833 053749 or email us with the address and a rough idea of the roof area. We survey GRP fibreglass, mastic asphalt and upstands and outlets, and common reasons people get in touch are blisters and bubbles in the covering and standing water left after rain.

In a small place like Lower Hartlip, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the flat roof, the defects we found and what we recommend.

Lower Hartlip: your questions answered

Do roofs near the sea, like those around Lower Hartlip, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Is my home in Lower Hartlip listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What do I do with the report?

The report arrives by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.

Is ponding on a flat roof a problem?

Standing water on a flat roof deserves a closer look. It often means a blocked outlet, poor falls or a dipping deck, and it wears the covering faster. We record where it sits and the likely cause.

Do you check flat roofs for asbestos?

Asbestos testing isn’t part of our survey. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.

I live in a flat. Can you survey the roof?

Yes, if whoever owns or manages the building agrees access. We check the parts we’re given access to, and the report makes that clear.

What affects the cost of flat roof surveys

We confirm the price for your survey before you book. These are the things that affect it:

  • Basic, Standard or Premium
  • Commercial roofs and larger buildings
  • The shape of the roof and its details
  • How many separate roofs there are, like extensions, dormers and garages

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Flat roof survey starts from £150, including VAT.

What we need to know

There’s no need for technical words. It’s enough to let us know:

  • The type of building and roof, such as pitched or flat
  • Where the property is, with the postcode
  • Any marks or damp showing indoors
  • Photos of the roof, taken safely from ground level or a window

Not sure which survey you need? The easiest way is to ring 07833 053749 or drop us an email and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

The survey, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. If you have questions on the day, just ask. In a small place like Lower Hartlip, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

What a flat roof survey looks like in Lower Hartlip

Lower Hartlip is within about 4 miles of the coast, so there’s more wind and more salt in the air than further inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.

If you own a rental within reach of Newington station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Anyone responsible for a site like Hartlip Endowed Church of England Primary School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. Take an older house close to Church of St Michael: later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Different roofs, different checks

Rooflights and upstands

The joins around rooflights and at upstands are common leak points. We check the seals and the covering around each one.

Single-ply membranes

Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. We check the welded laps, the edges, the fixings and any punctures.
