Need a flat roof survey in Breach?

Leave it or get it looked at?

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it. For an older or listed building in a place like Breach, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Flat roof survey in Breach

Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there’s access. We do not walk on fragile rooflights or fragile roof sheeting. Where any area cannot be viewed safely, we say so in the report, so you know exactly what was covered. If you’ve noticed water getting in at rooflights and pools of water lying on the roof, a survey will tell you what’s going on.

In a small place like Breach, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

The report records the flat roof as we found it on the day. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

The survey, step by step

Every roof is different, but as a rough guide the survey takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. If you have questions on the day, just ask. Somewhere like Breach needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photographs and recommendations, comes to you by email.

Preparing for the visit

  • Leave a clear route to the loft
  • Check pets are kept safely away
  • Have keys ready for side gates, garages or roof access doors

Checking the roof from ground level

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

FAQs for Breach

Does being near the coast affect roofs in Breach?

Often, yes. Within about 3 miles of the sea, as Breach is, metal fixings wear faster and gales find any loose ridge or slate.

Does a conservation area affect roof work in Breach?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Will this cover the whole house?

No. It’s a survey of the flat roof. It is not a RICS Level 2 or 3 survey of the whole building, and it is not a structural engineer’s report. It often sits alongside a buyer’s building survey.

What does the report include?

It explains what we saw, what it means and what we’d suggest, backed by photos. It also says if any part of the roof couldn’t be seen safely.

Can you test old roof sheets for asbestos?

We do not carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for instance in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Do you look for flat roof leaks?

Our survey looks across the whole roof, not only above the stain. Splits, open laps, upstands, outlets and rooflights are all checked. If the cause cannot be seen, we will say so and suggest what would help.

Honest limits

Before you book, it’s worth knowing what a survey will not do:

  • Areas we can’t see or reach safely, including fragile rooflights and sheeting
  • Hidden layers beneath the covering
  • Asbestos testing, which needs a specialist asbestos surveyor

If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey. The full list of what we check.

Roof types and parts we check

  • EPDM rubber
  • Mastic asphalt
  • Felt flat roofs
  • GRP fibreglass
  • Upstands and outlets
  • Single-ply membranes

How the survey changes by roof type

Rooflights and upstands

Upstands at walls and parapets need to stay watertight as the building moves. We check for splits, gaps and loose flashings above the upstand.

GRP fibreglass

A well-laid GRP roof often lasts up to about 30 years. Hairline cracks over board joints are an early warning we look out for.

What affects the price in Breach

To price your survey, we check:

  • Building height and the viewpoints available
  • House, block, shop or office
  • The roof’s overall size
  • The use of thermal imaging or a drone

Every price we give includes VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Helping us price your survey

Before you get in touch, it helps to have:

  • The kind of building and roof involved
  • Where water is showing inside, if it is
  • The address and postcode of the property
  • Why you want a survey: buying, a leak, a storm or new work

Once you know what you need, phone 07833 053749 or email us. From there it is a case of choosing a package, agreeing the price and fixing a day.

Local flat roofs in Breach

Breach is within about 3 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

If you let a flat or house near Newington station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Take a building like Newington Church of England Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. Take an older house close to Church of St Mary: flat-roofed rear additions and dormers added over the years are worth checking.
