Flat roof survey in Lower Halstow

A flat roof leak often travels before it shows on the ceiling. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. That’s why we check every detail across the roof, not only the area above the stain, with photos of anything that could be letting water in. Whoever carries out the work then has a clear starting point. Typical surveys look at dips that suggest the deck is deflecting and gaps at upstands and abutments, on upstands and outlets, felt flat roofs and EPDM rubber.

Flat roofs on exposed homes in small places like Lower Halstow take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, normally show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are usually the first part of a flat roof to go.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

For landlords and managing agents

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or send us an email.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we will plan the visit with that in mind.

How the survey changes by roof type

GRP fibreglass

GRP roofs can last up to about 30 years when they’re laid well. Hairline cracks over board joints are an early warning we look out for.

Felt and built-up roofs

Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.

Practical tips

From years of surveys, a few habits stand out as worth the effort:

  • Keep clear of rooflights and fragile roof sheets
  • Keep records of when the roof was laid and what work has been done
  • Book a survey every few years
  • Note where water lies after a downpour

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, giving you a chance to go through what we found.

Book a survey every few years, and again after new fixings, units or rooflights go in. You’ll spot changes early and have a record to look back on.

FAQs for Lower Halstow

Will you come out to Lower Halstow?

We do. A small place gets exactly the same survey as a big one.

Is my home in Lower Halstow listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

How do I book a survey in Lower Halstow?

It’s easiest to ring 07833 053749 or email us. Give us the address and some details about the roof, and we will take it from there. We survey on any day of the week.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Mention it when you get in touch and we’ll plan the survey around it.

Can you survey at the weekend?

We carry out surveys on weekdays, Saturdays and Sundays. To arrange a date, call 07833 053749 or email us.

How much is a survey?

Flat roof survey starts from £150, including VAT. We confirm the exact price before you book, and it depends on the roof’s size, access and the package you choose. For a price, call 07833 053749 or email us.

Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Hidden layers beneath the covering
  • Asbestos testing, which needs a specialist asbestos surveyor
  • A structural engineer’s assessment of the deck

If in doubt, phone 07833 053749 or use the contact form and we will recommend the right survey before you book. The full list of what we check.

Flat and commercial roofs around Lower Halstow

Lower Halstow lies within about 2 miles of the sea, so there is more wind and more salt in the air than further inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

If you own a rental within reach of Newington station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For site and facilities teams at buildings such as Lower Halstow Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. The streets around a church such as Church of St Margaret of Antioch are frequently among the oldest in a place, and if your house is among the older ones nearby, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.

What affects the price in Lower Halstow

All our prices include VAT. The things that change the price are:

  • How tall the building is and how easy the roof is to see
  • The size of the roof
  • The shape of the roof and its details
  • The number of roofs, including extensions and garages

All our prices include VAT. Our price is from £150, including VAT. You will know the price for your survey before you book.

Helping us price your survey

To price your survey accurately, we will ask about:

  • Where the property is, with the postcode
  • Why you want a survey: buying, a leak, a storm or new work
  • Anything about access we should know
  • Any photos you have, taken from ground level or a window

Photos help, if you have them. Take them safely from the ground or a window. To get started, ring 07833 053749 or use the contact form.

How the survey works

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Older rural homes like those around Lower Halstow can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. The findings are written up with photographs and recommendations and emailed to you.

Getting ready for the survey

  • Have any paperwork from past roof work to hand
  • If the roof is shared, arrange access with whoever manages the building
  • Make sure the loft hatch can be reached
