Gutter surveys for Yelsted homes and businesses

About our gutter survey in Yelsted

Leaves, moss and silt are the usual reasons gutters block. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether any overflows are doing their job. The photographs show you exactly what we found. Blocked gutters are easy to put off but it rarely improves. We’re frequently asked to look into brackets that have dropped or snapped and rotten fascias or stained soffits, on downpipes, valley gutters and fascias and soffits.

In a village or hamlet like Yelsted, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, so they’re priced to suit.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we will plan the survey around it.

Helping us price your survey

When you call or email, these details help:

  • Pictures from the garden or a window, if you have them
  • The type of building and roof, like pitched or flat
  • Where the property is, with the postcode
  • Any deadline, like an exchange date

If you have photos of the roof, send them over. Pictures from ground level or a window are fine. To get started, ring 07833 053749 or drop us an email.

What you can safely check yourself

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Roofs, chimneys and gutters in Yelsted

Yelsted is within about 5 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you look after a building like St Augustine of Canterbury Catholic Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. Homes near green spaces such as Stockbury Hill Wood can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. Landlords with a home close to Rainham (Kent) station may find that the gap between tenancies is a good time to have the roof looked at.

Yelsted is about 3 miles south-east of Gillingham, in Kent. Houses, flats, blocks and commercial buildings in Yelsted can all book gutter surveys, with a written report and photographs every time. Yelsted is one of the towns and villages in Kent we cover. We also survey roofs in Maidstone.

What happens on the day

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. For a village or hamlet like Yelsted, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. We look at hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A report with photographs and recommendations follows.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • If you’re buying, check with the agent that we can get in
  • Note where any stains or damp appear

Booking a survey

Most bookings start with a short call: phone 07833 053749 or email us and we will ask a few questions about the roof. You’ll have a price before anything is arranged.

Why act early in Yelsted

A gutter clear-out takes the leaves away, but it does not tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Around Yelsted, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.

Every price we give includes VAT. Gutter survey starts from £150, including VAT. You’ll know the price for the job before you book.

How the survey changes by roof type

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. Kept painted, they can last a long time, but rust where the paint fails.

Plastic (uPVC) gutters

Plastic rainwater systems are common on homes of many ages. As the seals age, joints can start to drip and brackets may drop under the weight of debris.

Common questions in Yelsted

Is Yelsted within the area you cover?

Yes, Yelsted is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Does being near the coast affect roofs in Yelsted?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

Can you inspect my roof with a drone?

Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

How many surveys have you done?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

What does the report include?

It explains what we saw, what it means and what we’d suggest, backed by photos. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Do you need to get into the loft?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

What happens after the survey?

We email you the written report with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.
