Useful tips for Meresborough property owners
A little preparation and a few simple habits help. Some pointers:
- Survey the roof on a regular cycle
- Give residents notice before a survey
- File each roof report for future reference
- Act on high-priority defects quickly
Many clients use the report as the basis for a maintenance plan. Urgent items can be dealt with first and the rest budgeted for later.
Make sure the loft hatch can be reached and opened so the roof can be checked from inside. Clutter around the hatch slows things down.
Landlord roof surveys for homes and businesses in Meresborough
A landlord roof survey shows you the state of a roof in a report you can plan around. We work for landlords, letting agents, managing agents and freeholders along with RTM and residents’ management companies. The report covers defects, photos and recommendations set out by urgency where relevant. The survey covers the roof, not the whole building. If you are worried about cracked or leaning shared chimneys and splits and blisters in flat roof coverings, a survey will tell you what’s going on, whatever the roof.
Older buildings in small places like Meresborough may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Why get it checked now?
Quotes from contractors set out the work they want to carry out. An independent survey tells you the roof’s condition first, so you can compare quotes on the same basis. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Your questions about landlord roof surveys in Meresborough
Will you come out to Meresborough?
Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
Do roofs near the sea, like those around Meresborough, take more of a battering?
Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access as you book.
What access do you need for a block roof survey?
We may do. Where the loft or roof can only be reached through a home, we’ll need to go in, so residents need notice.
Do you survey on Saturdays and Sundays?
We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when you book.
How long have you been surveying roofs?
Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.
Do you advise on who is responsible under the lease?
No, that depends on the lease, so speak to your managing agent or a solicitor. Our job is to report on the roof itself.
Roof by roof
Flat roofs on blocks and rear additions
Flat roof outlets often clog, and standing water follows. They’re checked during the survey.
Party-wall upstands and parapets
On terraces, walls rise between neighbouring roofs. Their flashings and pointing can let water in.
What we can’t see
A survey is a proper look at the let or shared roof, but it can’t do everything. Its limits include:
- A full structural assessment of the building
- Legal advice on leases or service charges
- Walls, floors and services beyond the roof
If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer. What a survey covers and doesn’t.
What this survey covers
- Gutters and downpipes
- Flat roofs on blocks
- Rented houses
- Blocks of flats
- Converted houses
- Shared roofs
Can I check my roof myself?
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

The survey, step by step
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two for a single let house, with blocks of flats taking longer. If you have questions on the day, just ask. Older rural homes like those around Meresborough can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- You let us know about the building, its roofs and any known leaks.
- We let you know which flats and hatches we need to reach.
- The roofs are inspected from the ground, vantage points, the roof space and the roof where safe.
- We note what couldn’t be seen as well as what could.
- You receive photos and recommendations, prioritised where relevant.
How to prepare
- Keep pets inside or away from the areas we’re looking at
- Let us know about any leaks, stains or damp patches you know of
- Leave side gates unlocked

Advice
Landlord roof surveys in Meresborough: local notes
Meresborough lies within about 3 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.
If you live in an older home near St Paul's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Take a building like Park Wood Infant School: large buildings have long gutter runs and big roofs that need checking like any other. Landlords with a home close to Rainham (Kent) station may find that a dated record of the roof is useful when planning maintenance across a let.
