Thermal roof survey in Meresborough

Thermal imaging is often most useful on flat roofs, from small extensions to large commercial roofs. It can show patterns that point to trapped moisture under the membrane. Pitched roofs with slates or tiles are often harder to read, because of the air space beneath, so we also look from the loft where we can reach it safely. Typical surveys look at damp that repairs haven’t cured and possible trapped moisture under a flat roof covering, across commercial roofs, flat roofs and pitched roof slopes.

In a small place like Meresborough, open ground can mean strong wind. A small drone cannot fly safely in strong wind or a downpour, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later.

Honest limits

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • A formal energy assessment
  • Readings unaffected by sun, shade or reflections
  • What’s inside walls or under coverings, without opening up

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before booking. The full list of what we check.

Roof types and parts we check

  • Pitched roof slopes
  • Loft conversions
  • Flat roofs
  • Insulated roof spaces
  • Ceilings below the roof
  • Commercial roofs

What affects the cost of thermal roof surveys

When we price a survey, we consider:

  • Whether thermal imaging or a drone is needed
  • The number of roofs, including extensions and garages
  • The height of the building and how the roof can safely be seen
  • How big the roof is

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We will tell you which package suits the questions you have.

Getting in touch

There is no need for technical words. Just let us know:

  • Where water is showing inside, if it is
  • What kind of property and roof it is
  • Your postcode, so we can check access and travel
  • Access details, like a loft hatch or a shared roof

Not sure which survey you need? The easiest way is to ring 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

What happens on the day

After the inspection, everything we found is written up as a written report with photographs, sent to you by email. On timing, most surveys take about 1–2 hours on an ordinary house, and more on a big or complicated roof. Around Meresborough, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. The roof is inspected visually from safe viewpoints.
  3. Thermal images are taken to show differences in surface temperature.
  4. We check the patterns that stand out with moisture readings where there’s safe access.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Getting ready for the survey

  • Make a note of anything you’d like us to look at
  • Let us know about any leaks, stains or damp patches you know of
  • Keep pets in another room

Photos help, if you have them. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, call 07833 053749 or use the contact form.

What we look for on each type of roof

GRP fibreglass roofs

GRP surfaces can be shiny, which affects thermal readings. We allow for reflections and confirm findings with moisture readings.

Pitched slate and tile roofs

Inside the loft space, thermal images can help with damp around stacks, valleys and roof windows. We check any patterns with moisture readings.

Thermal roof surveys around Meresborough

Meresborough lies within about 3 miles of the sea, and wind off the sea can be strong. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

If yours is one of the older homes in the streets near St Paul's Church, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Common questions in Meresborough

Do you carry out roof surveys in Meresborough?

Yes, Meresborough is one of the places we work. Every survey there gets the same written report with photographs.

Does a conservation area affect roof work in Meresborough?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you take photos of the roof?

Yes. The report includes photographs of what we found, so you can see each point for yourself.

What happens after the survey?

You’ll receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

What can thermal imaging tell me about my roof?

The images show how warm or cool each part of the surface is. Unusual patterns can point to trapped water, gaps in insulation or heat escaping, which we then check with moisture readings.

Can a thermal survey trace a roof leak?

It often helps show where to look. Patterns can suggest where trapped water has spread. We combine it with a visual inspection and moisture readings because the camera can’t confirm water on its own.

Do you test for asbestos?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Tips that help

Some practical points come up on survey after survey. They apply to most roofs:

  • Heat the home normally on the days before
  • Move stored items away from the loft hatch
  • Use the report as a baseline for later checks
  • Photograph damp patches with the date

If you are buying, the report gives you specific points to raise with the seller or agent. What you do with it is up to you, whether you ask for work before completion or discuss the price.

Deal with small splits and lifted seams promptly. Once water gets under a membrane, it can travel far before it appears inside.

What we’re asked to look at in Meresborough

Cold rooms under a roof, or high heating bills, lead some people to ask about heat loss. Gaps in loft insulation and poorly insulated roof areas can show up on the camera, particularly when it is warm inside and cold outside.

Problems we come across often include:

  • Leaks far from where the stain appears
  • Moisture around outlets and upstands
  • Damp patches with no obvious cause
  • Water getting in at parapets and stacks

Take a building like Park Wood Infant School: big roofs are where close-up aerial shots and thermal images show the most at once.

What to check before booking

  • When you will get the report
  • What they will not be able to tell you
  • Whether any drone flown is registered with the CAA
