Roof leak investigation in Hall's Green

Leaks tend to begin where one part of a roof meets another. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. We check each likely route and follow the evidence. Chimneys, dormers and roof lights each add joints of their own. We check all of them, from every safe viewpoint. Common reasons to book are damp underlay across a wide area and brown rings on upstairs ceilings, on flat roof details, slate and tile slopes and the roof space.

Roofs in small places like Hall's Green often stand in the open, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What a roof leak investigation doesn’t cover

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Faults hidden behind ceilings or boarding
  • Structural calculations (that is a structural engineer’s job)
  • Putting the leak right

If in doubt, call 07833 053749 or email us and we will point you to the right survey. What our survey covers.

What this survey covers

  • Flat roof details
  • Slate and tile slopes
  • Valleys and parapet gutters
  • Rooflights and dormers
  • Chimney stacks
  • Lead flashings

Hall's Green: your questions answered

How do I find out if my home in Hall's Green is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover Hall's Green?

We do. The survey and report are the same in Hall's Green as anywhere else, and visits run on weekdays and weekends.

What insurance do you have?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Why is the stain in a different place from the leak?

Water rarely drops straight down. It can follow a timber or the underlay a long way first, so the stain may be some distance from where it gets in. That’s why we trace the route rather than patching above the stain.

What does a roof survey cost?

Roof leak investigation starts from £150, including VAT. The final figure depends on the roof and the package you choose.

Is this a RICS survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What happens after the survey?

You receive the written report by email, with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

What affects the price in Hall's Green

Our packages start from £150, with VAT included. The price for your roof depends on:

  • Whether you choose the Basic, Standard or Premium Survey
  • The use of thermal imaging or a drone
  • How many separate roofs there are, like extensions, dormers and garages
  • Features like valleys, chimneys, dormers and parapets

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We can help you choose the package that fits what you want to find out.

Booking your survey

When you call or email, these details help:

  • Access details, like a loft hatch or a shared roof
  • The type of building and roof, such as pitched or flat
  • Dates you are working to, such as exchange
  • Where water is showing inside, if it is

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or drop us an email to find out.

The survey, step by step

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. The survey normally takes between one and two hours, more where the leak is intermittent or the roof is large. For a village or hamlet like Hall's Green, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. We look at the stain, the ceiling and the loft above it.
  3. Outside, we check every likely route in.
  4. Where it helps, we take moisture readings and use thermal imaging.
  5. We email a report with photos, the likely entry point and recommendations.

Preparing for the visit

  • Unlock side gates and any roof access doors
  • Move anything stored under the loft hatch
  • Mention any parking restrictions on your street

Signs you need a roof leak investigation in Hall's Green

Blocked gutters can look like a roof leak. Hidden gutters behind parapets cause the most trouble, since a blocked outlet sends water over the lining and into the building.

Signs worth acting on include:

  • Leaks at a dormer or roof window
  • Damp ceilings under a flat roof
  • A leak that comes and goes with the weather
  • Staining around the chimney inside

Living close to Bough Beech Reservoir is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

Choosing a roof surveyor

  • How soon the report will arrive
  • How long they’ve been surveying roofs
  • What’s outside the scope of the survey
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What a roof survey includes

Why act early in Hall's Green

Patching the spot above the stain often does not work. The real way in may be a metre or more away. An investigation finds the likely cause first. Outbuildings and barns around Hall's Green are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

What we look for on each type of roof

Lead flashings

Some roofs have mortar where you’d expect lead. Fillets crack and pull away over time, letting rain run behind the joint.

Valleys

Stains from a valley leak frequently show some distance off. From inside the roof space, we follow the water’s route back.

Hall's Green roofs and the weather

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. The covering and its details give the first clues when tracing where water is coming from. With Knole House about 3.1 miles north, Hall's Green sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Anyone responsible for a site like Weald Community Primary School will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. If you own a rental within reach of Penshurst station, a tenant living with a leak needs the cause found, not just the stain painted over.
