How a roof leak investigation works in Halstead

Roof leaks rarely show up where you’d expect. It can run along a rafter, a batten or the underlay before it drips, so the stain on your ceiling is seldom right under the hole. Our leak investigation traces it back, one likely route at a time. A repair aimed only at the stain can miss the cause entirely. Finding the route first lets the repair go where it is needed. If you are worried about brown rings on upstairs ceilings and leaks that appear only in driving rain, we can find out what’s behind it, on chimney stacks, valleys and parapet gutters and rooflights and dormers alike.

Being in a small place like Halstead makes no difference to how a leak or storm damage is looked at: the journey and access are just planned in advance. It helps to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. If you have photos of the water coming in, they help as well.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What affects the cost of roof leak investigations

All our prices include VAT. The things that change the price are:

  • The type of building, from a house to a block or an office
  • Whether thermal imaging or a drone is needed
  • Extra roofs, like extensions, dormers or garages
  • Roof area

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. You’ll know the price for the job before booking.

Helping us price your survey

To price your survey accurately, we’ll ask about:

  • Where water is showing inside, if it is
  • Access details, like a loft hatch or a shared roof
  • The property’s address and postcode
  • The reason for the survey, like buying, a leak or storm damage

Prices start from £150, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or email us with the details.

How the survey works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes an hour or two for most homes, though a hard-to-trace leak can take longer. Cottages and farmhouses around Halstead often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

Getting ready for the survey

Advice

Halstead: your questions answered

Is my home in Halstead listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Is Halstead in the area you cover?

Yes, Halstead is one of the places we work. The survey and report are the same in Halstead as anywhere else.

Can every leak be traced?

We cannot promise it. Some leaks hide well, particularly those that need wind-driven rain. Where the source isn’t certain, we list the likely routes in order.

Does the investigation include the repair?

Our job here is to trace the leak and explain it, and the repair is separate. With the report, a roofer knows exactly where to look.

Can thermal imaging help find my roof leak?

Thermal imaging is used where it is useful, and it is part of the Premium Survey. It picks up temperature patterns rather than water, so we confirm its findings with moisture readings.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Can you give me structural calculations?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

What a roof leak investigation doesn’t cover

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • Faults hidden behind ceilings or boarding
  • The repair itself (the investigation finds and reports the cause)
  • An intermittent leak that shows no trace on the day

If in doubt, phone 07833 053749 or email us and we will point you to the right survey before you book. What a survey covers and does not.

What we look at

  • Flat roof details
  • The roof space
  • Slate and tile slopes

  • Lead flashings

Halstead roofs and the weather

Historic houses such as Lullingstone Castle, about 3.2 miles north-east, show how far back building in the area around Halstead goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Knowing the roof type helps narrow down where water may be getting in.

If you let a flat or house near Knockholt station, a tenant living with a leak needs the cause found, not just the stain painted over. Homes near green spaces such as Hewitt's Chalk Bank can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

Common roof problems in Halstead

Chimneys can let water in by several routes. Water can enter through crumbling mortar, cracked flaunching, worn flashings or uncapped pots. It can show up on the chimney breast, nearby ceilings or in the roof space.

Problems we come across frequently include:

  • A leak that comes and goes with the weather
  • Drips in the loft during heavy rain
  • Water marks that spread in wet weather
  • Damp walls below an overflowing gutter

The streets around a church such as St Margaret's Church are often among the oldest in a place, and if yours is one of the older homes nearby, the leak may come from a chimney, a valley or tired lead rather than the covering itself.

Before booking any roof surveyor

  • How much experience they have with roofs like yours
  • Whether you get a written report with photos
  • Which parts of the roof they’ll actually see
  • Are they insured for the work?

What a good roof survey covers

Roof by roof

Chimney stacks

Chimneys let water in through pointing, flaunching, flashings and open pots. Each is looked at from every safe vantage point.

Slate and tile slopes

‘Nail fatigue’ is a common cause of slipped slates. Even a single gap can let water in, especially in driving rain.
