Brabourne Lees Roof Leak Investigation
An experienced roof surveyor for roof leak investigations in Brabourne Lees. Over 5,000 surveys and 20+ years behind us across London and the South East.
- Wet patches high on an inside wall
- Damp on a chimney breast
- Brown rings on upstairs ceilings
Why get it checked now?
Damp in a ceiling or loft can lead to mould. Once mould takes hold, it’s harder to clear. Finding the leak comes first. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Roof leak investigations for homes and businesses in Brabourne Lees
Water is good at hiding where it gets in. Water often travels along timbers or underlay before it finds a way down, so the stain on your ceiling is seldom right under the hole. We follow it back towards where it starts. A repair aimed only at the stain can miss the cause entirely. Tracing the route first means any work can be aimed at the right place. If you’re worried about staining where a gutter or parapet meets the wall and damp ceilings under a flat roof, we can find out what’s behind it.
Roofs in small places like Brabourne Lees often stand in the open, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, so it pays to find the cause quickly. A record with photos is useful if you need to show the damage to anyone else.
After the visit, you get a photo-illustrated written report, sent by email. It explains the condition of the leaking roof, the defects we found and what we recommend.

Common roof problems in Brabourne Lees
Every flat roof covering has a working life. Felt often lasts around 15 to 20 years, and splits, blisters and lifting laps let water in. Leaks frequently start at the edges, upstands and outlets.
Most people get in touch after spotting one of these:
- Water coming in around a roof light or dormer
- Drips from nail tips in a cold loft
- Brown rings on upstairs ceilings
- A leak that comes and goes with the weather
Anyone responsible for a site like Smeeth Community Primary School will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Wind, rain and roofs in Brabourne Lees
About 3.2 miles south-east lies Westenhanger Castle, a reminder of how long the area around Brabourne Lees has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.
Landlords with a home close to Westenhanger station may find that a tenant living with a leak needs the cause found, not just the stain painted over. If you live in an older home near Church of St Mary, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

What we do, step by step
The aim of the visit is simple: to look at the leaking roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes roughly 1–2 hours at most homes, and about three to four hours for a commercial roof. Around Brabourne Lees, older homes can have small or awkward roof spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.
- We start with what you’ve seen: where the stain is and when it gets worse.
- Inside, we check the damp area and the loft space above it.
- Outside, we look at every likely route in.
- We use moisture detection, and thermal imaging where it is useful.
- Your report sets out where the water is most likely getting in, with photos and recommendations.

DIY checks: what’s safe
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Different roofs, different checks
Flat roof upstands and outlets
Flat roof water can travel under the covering before it shows. Where conditions allow, moisture readings and thermal imaging help narrow it down.
Chimney stacks
We check the outside of the stack and the breast inside, not a flue, gas or sweep inspection.
What we can’t see
In fairness, there are limits to any roof survey:
- Carrying out the fix
- What’s under the covering or behind the plaster
- Leaks that only appear in weather we can’t recreate
If you’re not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before you book. The full list of what we check.

Common questions in Brabourne Lees
How do I find out if my home in Brabourne Lees is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you cover Brabourne Lees?
Yes, Brabourne Lees is one of the places we work. The survey and report are the same in Brabourne Lees as anywhere else, and visits run on weekdays and weekends.
Can thermal imaging help find my roof leak?
It can, when the conditions are right. The best results come after a sunny day, on a dry roof with little wind. Damp areas can hold heat differently from dry ones. Its findings are confirmed with a moisture check.
How long have you been surveying roofs?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys.
Could my leak actually be condensation?
The two can look alike. Drips from nail tips, damp underlay over a wide area and poor loft ventilation point towards condensation. We look at the pattern, take moisture readings and tell you which is more likely.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Let us know about it when booking and we’ll explain what’s needed.
What does the report include?
Written findings with photographs, covering the condition of the leaking roof, the defects we found and what we recommend, by urgency where it matters. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.
