Roof leak investigation in Smeeth: what you get
We use moisture detection and thermal imaging where they help. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so its findings are checked with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. The best thermal results come after a sunny day, with a dry roof and little wind. If you’ve noticed drips in the loft during heavy rain and damp on a chimney breast, we can find out what’s behind it, on rooflights and dormers, valleys and parapet gutters and flat roof details alike.
Roofs in small places like Smeeth often stand in the open, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A record with photos is useful if you need to show the damage to anyone else.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What happens if roof problems are left?
Damp in a ceiling or loft can lead to mould. Once mould takes hold, it is harder to clear. Finding the leak comes first. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

How it works
A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. Most visits take roughly 1–2 hours, more where the leak is intermittent or the roof is large. Older rural homes like those around Smeeth can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- We start with what you’ve seen: where the stain is and when it gets worse.
- We look at the stain, the ceiling and the loft above it.
- We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
- We use moisture detection, and thermal imaging where it’s useful.
- Your report sets out where the water is most likely getting in, with photos and recommendations.
Preparing for the visit
- Let us know about parking near the property
- Note where any stains or damp appear
- Unlock side gates and any roof access doors

Leaks and storm damage in Smeeth
Westenhanger Castle, about 3.4 miles south-east, is one of the historic houses in the wider area around Smeeth. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. The covering and its details give the first clues when tracing where water is coming from.
For landlords with property near Westenhanger station, tracing a leak quickly matters when a tenant is living with it. Take a building like Smeeth Community Primary School: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. If you live in an older home near Church of St Mary, the leak may come from a chimney, a valley or tired lead rather than the covering itself.

What affects the price in Smeeth
All our prices include VAT. What changes the price is:
- The package you choose: Basic, Standard or Premium
- How complicated the roof is, with its valleys, chimneys and parapets
- Height and safe access
- Roof area
Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.
Helping us price your survey
You do not need to know any roofing terms. It’s enough to tell us:
- Photos of the roof, taken safely from the ground or a window
- The style of property, from a terrace to a block
- What made you get in touch
- Your timetable, such as an exchange date
When you are ready to go ahead, ring 07833 053749 or drop us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.
What a roof leak investigation doesn’t cover
In fairness, a roof survey has limits:
- Whether rotten timbers meet design loads
- Carrying out the fix
- Leaks that only appear in weather we cannot recreate
If in doubt, ring 07833 053749 or email us and we will recommend the right survey before booking. What our survey covers.

Useful tips for Smeeth property owners
You do not need to be a roofer to help. What helps most:
- Put a bucket under the drip and move valuables
- Note the weather when the leak shows
- Check whether pipes or tanks run near the stain
- Let us know what has already been tried
Where we find more than one possible route, we say which is most likely and why. Recommendations are prioritised by urgency where relevant, so you know what to deal with first.
Do not block the vents at the eaves. Air movement keeps condensation down, and condensation is a common false alarm. Check insulation doesn’t block airflow at the eaves.

Your questions about roof leak investigations in Smeeth
Will you come out to Smeeth?
Yes, Smeeth is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Does a conservation area affect roof work in Smeeth?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you use drones?
Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
How many surveys have you done?
We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.
Will you go up on the roof?
Only when it is safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed.
What does the report include?
It explains what we saw, what it means and what we’d suggest, backed by photos. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
Can thermal imaging help find my roof leak?
It can, when the conditions are right. It works best after a sunny day, with a dry roof surface and little wind. Damp areas can hold heat differently from dry ones. Its findings are confirmed with a moisture check.
