Frant Roof Leak Investigation
Tracing where water is getting into your roof for Frant and the rest of Kent. We survey on any day of the week.
- Damp on a chimney breast
- Wet patches on loft insulation
- Water marks that spread in wet weather
How a roof leak investigation works in Frant
Roof leaks rarely show up where you’d expect. Water frequently travels along timbers or underlay before it finds a way down, so a ceiling stain is rarely directly below the cause. Our leak investigation traces it back. Patching the spot above the stain often misses the real cause. Finding the route first lets the repair go where it is needed. Common reasons to book are wet patches on loft insulation and leaks at a dormer or roof window, across valleys and parapet gutters, chimney stacks and rooflights and dormers.
Somewhere as small as Frant, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you are thinking of an insurance claim. We check whatever is safely visible and set out what we find. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
What happens if roof problems are left?
Guesswork repairs are a common reason leaks keep coming back. The real way in may be a metre or more away. We find the probable source before anyone starts work, so the repair is aimed at the right place. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 inc. VAT. We will tell you which package suits the questions you have.

Leaks and storm damage in Frant
Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Different coverings let water in at different points, which shapes where the search starts. About 3.5 miles south-east lies Wadhurst Castle, a reminder of how long the area around Frant has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
Homes near green spaces like Eridge Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. If you own a rental within reach of Frant station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.
Frant is about 3 miles south of Royal Tunbridge Wells, in Kent. Bookings from Frant are handled just like any other: a call or an email, a price, then a date. Across Kent, we cover Frant. There’s also a page for Maidstone.
Surveys in TN3 work the same way as everywhere else we cover. Local streets include High Street, The Green and Warren Ridge. If you are just outside Frant, we cover The Platt (1 mile south), Eridge Green (2 miles west), Mark Cross (2 miles south), Town Row (4 miles south-west) and Tidebrook (4 miles south). We also work in nearby towns such as Sevenoaks (13 miles north), Royal Tunbridge Wells (3 miles north), Tonbridge (7 miles north), Kings Hill (14 miles north-east), Paddock Wood (8 miles north-east) and Southborough (4 miles north).

Different roofs, different checks
Lead flashings
Lead flashings seal the joints at chimneys, walls and dormers. We check for lead that has lifted, split or slipped, and for flashings that have been patched with bitumen.
Chimney stacks
Damp on a chimney breast inside often starts at the top of the stack. Unused flues with open pots can let rain straight in.
The survey, step by step
Every roof is different, but as a rough guide the survey takes about one to two hours at most homes, while a commercial roof takes nearer three to four hours. If you have questions on the day, just ask. In a hamlet or village like Frant, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We start with your notes and photos of the leak.
- We examine the damp area and the rooms near it.
- In the loft, we follow any signs of water back towards the roof.
- We inspect the likely entry points outside, from ground level, windows and the roof where safe.
- We email a written report showing where the water most likely gets in.
Before we arrive
- Point out any leaks or damp patches
- Keep pets out of the way during the survey
- Agree roof access with the managing agent if it is shared

Honest limits
In fairness, there are limits to any roof survey:
- Carrying out the fix
- Leaks that only appear in weather we can’t recreate
- Faults hidden behind ceilings or boarding

Do you need a roof leak investigation in Frant?
A chimney stack has a good many places for rain to get in. Eroded pointing, cracked flaunching, failed flashings and open pots can all be responsible. It can show up on the chimney breast, nearby ceilings or in the roof space.
Common reasons to book include:
- Water marks that spread in wet weather
- Drips in the loft during heavy rain
- Water through the ceiling under a flat roof
- Staining where a gutter or parapet meets the wall
Anyone responsible for a site like Frant Church of England Primary School will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.
Choosing a roof surveyor
- Their track record with similar roofs
- Whether they hold professional indemnity and public liability insurance
- What follow-up you get after the report
- Whether the roof space is looked at, where there is one
Frant questions
Do you cover Frant?
Yes, Frant is one of the places we work. The survey and report are the same in Frant as anywhere else, and visits run on weekdays and weekends.
Does a conservation area affect roof work in Frant?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Are you structural engineers?
No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.
Can you always find the source?
We can’t promise to find every leak on one visit. Many leave clear signs, but intermittent leaks that need particular weather can be harder. We report what we found and the likeliest sources.
Does the investigation include the repair?
Our job here is to trace the leak and explain it, not to carry out the repair. With the report, a roofer knows exactly where to look.
Will you go up on the roof?
Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.
Do you test for asbestos?
No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.
