Should I look at the roof myself first?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Roof leak investigation in The Platt

Water is good at hiding where it gets in. It can run along a rafter, a batten or the underlay before it drips, so the stain on your ceiling is seldom right under the hole. We follow it back towards where it starts, one likely route at a time. A repair aimed only at the stain can miss the cause entirely. Tracing the route first means any work can be aimed at the right place. Typical surveys look at damp walls below an overflowing gutter and water dripping from rafters or underlay, across flat roof details, lead flashings and the roof space.

Being in a small place like The Platt makes no difference to how a leak or storm damage is looked at: the journey and access are just planned in advance. It helps to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. If you have photos of the water coming in, they help as well.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What a roof leak investigation does not cover

Before you book, it’s worth knowing what a survey won’t do:

  • What’s under the covering or behind the plaster
  • The repair itself (the investigation finds and reports the cause)
  • A structural engineer’s report

If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.

Roofs we survey in The Platt

  • Slate and tile slopes
  • Rooflights and dormers
  • Lead flashings
  • The roof space
  • Flat roof details
  • Chimney stacks
  • Valleys and parapet gutters

What we do, step by step

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. The survey typically takes about one to two hours at a typical home; commercial roofs usually need 3–4 hours. Older roofs in small places like The Platt can have low, tight loft spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. Inside, we look at the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
  5. We email a written report showing where the water most likely gets in.

Getting ready for the survey

  • Jot down any questions you want answered
  • Have any paperwork from past roof work to hand
  • Clear the way to the loft hatch

How to book

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or drop us an email when you’re ready.

Questions from The Platt

How do I find out if my home in The Platt is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is The Platt in the area you cover?

We do. The survey and report are the same in The Platt as anywhere else.

How long does a roof leak investigation take?

It usually takes about 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. Report times depend on the package.

What’s in the report?

It sets out what we found, why it matters and what we recommend, backed by photographs. Anything we couldn’t see safely is noted too.

Will you go up on the roof?

Only if it is safe. We look at everything that can be seen safely: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.

What do I do with the report?

You will receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

What a roof leak investigation looks like in The Platt

With Wadhurst Castle about 3 miles south-east, The Platt sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Knowing the roof type helps narrow down where water may be getting in.

For landlords with property near Frant station, tracing a leak quickly matters when a tenant is living with it. Trees in and around Eridge Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. Take a building like Frant Church of England Primary School: tracing a leak on a big roof starts with where the water appears and works back.

What happens if roof problems are left?

A small drip today can be a bigger leak after the next storm. Each storm can open a gap a little more. An investigation now gives you time to plan the work. For an older or listed building in a place like The Platt, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

Different roofs, different checks

Parapet and box gutters

Hidden gutters run behind parapets or between roofs. When their outlets block, water rises over the lining and runs indoors.

Valleys

Stains from a valley leak often show some distance off. From inside the roof space, we follow the water’s route back.

Landlords, agents and block managers in The Platt

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, so they’re priced to suit.
