Guston Roof Leak Investigation
Not sure what state the leaking roof is in? We carry out roof leak investigations in Guston and across Kent.
- Water coming in around a roof light or dormer
- Water through the ceiling under a flat roof
- Damp patches next to the stack
Roof leak investigation in Guston: what you get
Not every drip is a leak. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, leaving marks that look just like rainwater. Knowing which it is means the right fix can be done, because they need very different work. The pattern of the damp, the ventilation and the timing all help us decide. We survey flat roof details, the roof space and rooflights and dormers, and people most often book us about damp patches next to the stack and damp ceilings under a flat roof.
Roofs in small places like Guston often stand in the open, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A record with photographs is useful if you need to show the damage to anyone else.
The report does not just list problems. It explains what we found, why it matters and what we recommend.

When to book a survey in Guston
Slipped or missing slates and tiles let rain reach the underlay. Old bitumen felt may cope for a while, but it tears and sags with age, while some very old roofs have nothing under the coverings. Corroded nails, known as ‘nail fatigue’, are a frequent cause on slate roofs.
People normally book a survey after spotting one of these:
- Wet patches on loft insulation
- Staining where a gutter or parapet meets the wall
- Staining around the chimney inside
- Damp ceilings under a flat roof
Homes near green spaces like Connaught Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

Wind, rain and roofs in Guston
Guston is within about 2 miles of the coast, where sea air brings more salt and stronger wind than inland. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather, and salt air slowly wears metal fixings. About 4.7 miles north-east lies Walmer Castle, a reminder of how long the area around Guston has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.
If you own a rental within reach of Martin Mill station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. Anyone responsible for a site like Duke of York's Royal Military School will know that on a building that size, finding the source of a drip means looking well beyond the stain.

Your questions about roof leak investigations in Guston
Will you come out to Guston?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.
Is the coastal weather around Guston hard on roofs?
Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
How should I prepare for the leak investigation?
Make sure the loft can be reached. Have any photos of the leak ready, and tell us about past repairs. In the meantime, catch the water and keep it clear of lights and sockets.
How long does the visit take?
On site, it normally takes about 1–2 hours at a typical home, and more on a big or complicated roof. Report times depend on the package.
Will you photograph what you find?
Yes. Photos are taken throughout the survey, and they go into the written report alongside our recommendations.
Will you fly a drone over my roof?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
Will you check the loft?
Where it’s relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.
Rented homes, blocks and businesses
If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run seven days a week, which can make access easier.
If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or use the contact form with the addresses.
Checking the roof from ground level
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
How it works
The aim of the visit is simple: to see as much of the leaking roof as can be seen safely and record it clearly. Notes and photographs go into the written report. The visit normally takes about 1–2 hours, more where the leak is intermittent or the roof is large. In a small place like Guston, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- You tell us where the water appears, when, and what the weather was doing.
- Inside, we check the stain and the ceiling around it.
- From the roof space, we trace the water’s route where there is safe access.
- We inspect the likely entry points outside, from the ground, windows and the roof where safe.
- We email a written report showing where the water most likely gets in.
Before the survey
- Dig out any old roof reports or invoices
- If it isn’t your property yet, arrange access through the agent
- Unlock side gates and any roof access doors

If you are buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or use the contact form when you’re ready.
Advice
Tips that help
You do not need to be a roofer to help. Here’s what helps most:
- Let us know about any past repairs to the roof
- Catch drips in a bucket and protect the floor
- Check whether pipes or tanks run near the stain
- Write down the wind direction and rain when it leaks
Your report arrives by email. It sets out where we believe the water is getting in, how it’s travelling and what needs attention. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.
Look at the roof from ground level after strong winds. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Prompt repairs stop gaps turning into leaks.
What a roof leak investigation does not cover
We only report everything that’s safely in view on the day, so some things are outside what a survey can do:
- Faults hidden behind ceilings or boarding
- Water from pipes, tanks or heating systems
- An intermittent leak that shows no trace on the day
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before booking. The full list of what we check.
