Roof leak investigation in West Langdon: what you get
On older houses, leaks often start at lead work and hidden gutters. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. If your home has a butterfly roof, the central valley gutter is a common culprit in heavy rain. Parapet walls and their gutters are looked at from wherever it’s safe. Our report shows what we found, with photos. We survey slate and tile slopes, valleys and parapet gutters and rooflights and dormers, and people most often book us about leaks below a flat extension roof and water that shows only in certain storms.
For a small place like West Langdon, the inspection is the same as anywhere: we simply plan the journey and access ahead. Tell us where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. Photos of the stain and of the roof from outside are helpful too.
If any part of the leaking roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

For landlords and managing agents
Letting agents can arrange access with tenants. We survey seven days a week, which can make access easier.

What a roof leak investigation does not cover
We only report whatever is safely visible on the day, so there are some things a survey cannot cover:
- Whether rotten timbers meet design loads
- Putting the leak right
- Faults hidden behind ceilings or boarding
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. What our survey covers.
What this survey covers
- Lead flashings
- Slate and tile slopes
- Flat roof details
- The roof space
- Valleys and parapet gutters
- Rooflights and dormers
- Chimney stacks
How the survey changes by roof type
Parapet and box gutters
A butterfly roof drains to a central valley gutter. Problems there often show in the rooms on the top floor.
Flat roof upstands and outlets
On a flat roof, a leak can show some distance from the split. Where conditions allow, moisture readings and thermal imaging help narrow it down.
How the survey works
We do not take risks to get a closer look. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. The survey usually takes about 1–2 hours, more where the leak is intermittent or the roof is large. Around West Langdon, older homes can have small or awkward roof spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.
- You tell us where the water shows and when it appears.
- The visit starts indoors, at the stain and in the loft.
- Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
- Moisture readings and thermal imaging are used where they help.
- We email a report with photographs, the likely entry point and recommendations.
Before we arrive
- Let us know about parking near the property
- Gather any invoices or paperwork from past roof work
- Make sure the loft hatch can be reached

Related advice
West Langdon: your questions answered
Is my home in West Langdon listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Does being near the coast affect roofs in West Langdon?
Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Is West Langdon in your area?
Yes. We survey roofs in West Langdon and the rest of Kent, as part of our work across London and the South East. For a price, phone 07833 053749 or drop us an email.
What’s in the report?
It explains what we saw, what it means and what we’d suggest, backed by photographs. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
How much does a roof leak investigation cost in West Langdon?
Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.
How do you tell a leak from condensation?
Many apparent leaks turn out to be condensation. A leak normally shows in one area and follows rain, while condensation is frequently spread out and worse in cold weather. The report explains which it looks like and what to do.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years.
Leaks and storm damage in West Langdon
West Langdon lies within about 4 miles of the sea, so there’s more wind and more salt in the air than further inland. In a coastal gale, rain is driven sideways into laps, verges and flashings. Walmer Castle, about 3.9 miles north-east, is one of the historic houses in the wider area around West Langdon. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
If you live in an older home near St Mary the Virgin, the leak may come from a chimney, a valley or tired lead rather than the covering itself. Take a building like Langdon Primary School: a leak through a large roof is often found some distance from where the water shows inside. If you own a rental within reach of Martin Mill station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

What happens if roof problems are left?
Patching the spot above the stain frequently does not work. Because water travels, the real entry point may be somewhere else. An investigation finds the likely cause first, so the repair is aimed at the right place. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Tips that help
There’s plenty you can do without going near the roof. Here’s what helps most:
- Tell us about any past repairs to the roof
- Keep a photo record of the damp patch
- Have an electrician check any wet fittings
- Check the loft is accessible
Your report arrives by email, with photos of what we found. It sets out where we believe the water is getting in, how it’s travelling and what needs attention. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.
After a downpour, look in the roof space with a torch, keeping to boarded areas. Watch for water marks, wet underlay and damp wood. Photograph anything new.
