Gutter survey in West Langdon

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way, with photographs and written recommendations. We survey on weekdays and at weekends. If you are worried about overflowing valley or parapet gutters and choked outlets or hopper heads, we can find out what’s behind it, on eaves gutters, valley gutters and parapet and box gutters alike.

In a small place like West Langdon, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Where we cannot see part of the gutter, the report says so. You will know exactly what was inspected and what wasn’t.

The survey, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes between one and two hours at a typical home, or half a day or so for a commercial building. Older rural homes like those around West Langdon can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. We look in the loft space, where there’s safe access, for signs of water getting in.
  5. The findings are written up with photos and recommendations.

Getting ready for the survey

  • Note where any stains or damp appear
  • Have keys ready for side gates, garages or roof access doors

Advice

Before and after the survey

From years of surveys, a few habits stand out:

  • Watch for green marks down the brickwork
  • Have overhanging branches cut back
  • Check that downpipes are firmly fixed to the wall
  • Look out for overflows when it pours

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Fewer leaves in the gutters means fewer blockages.

What you can safely check yourself

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

FAQs for West Langdon

Do you cover smaller places like West Langdon?

Yes, we do. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

I let a flat near Martin Mill station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or use the contact form with the address and what you need, and we will talk through which survey suits.

Is it a structural engineer’s report?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

How do I book a survey in West Langdon?

To book, call 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

Over 20 years and more than 5,000 surveys.

Do you survey underground drains?

No, we do not carry out CCTV drain surveys. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

When you need someone else

A survey is a proper look at the gutter, but it can’t do everything. The main limits are:

  • Asbestos testing of old gutters, downpipes or soffits
  • Blockages deep inside downpipes
  • The inside of buried drains

If in doubt, phone 07833 053749 or email us and we will suggest the right survey before you book. What a survey covers and doesn’t.

West Langdon homes and their roofs

The coast is about 4 miles or less from West Langdon, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Walmer Castle, about 3.9 miles north-east, is one of the historic houses in the wider area around West Langdon. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

If you let a flat or house near Martin Mill station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For an older house near a landmark such as St Mary the Virgin, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Leave it or get it looked at?

Overflowing water soaks the walls under the gutter. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. For older village homes like those around West Langdon, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

Do you need a gutter survey in West Langdon?

Valley, parapet and box gutters are often lined with lead or a sheet material. When a lining splits or an outlet blocks, the water can come inside as there is nowhere harmless for it to go. Lead is also a target for theft.

A survey makes sense if you’ve noticed:

  • Water backing up from a hidden gutter
  • Overflowing eaves gutters
  • Sagging gutters and loose brackets
  • Leaks at the gutter joints

If you look after a building such as Langdon Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
