Gutter surveys for homes and businesses in Ashley
Some gutters are easy to see from the street, but many are not. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We look at them as far as they can be seen safely using vantage points, the roof space and the roof itself where safe. Many leaks indoors start at a hidden gutter. Typical surveys look at gutters overflowing in heavy rain and blocked outlets and hoppers, on eaves gutters, downpipes and outlets and hoppers.
Some older homes in villages like Ashley are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Local roofs in Ashley
The coast is about 5 miles or less from Ashley, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. With Walmer Castle about 4.3 miles east, Ashley sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
For an older house near a landmark such as East Studdal Church Hall, its roof may have old fixings, lead flashings and chimneys that need a closer look.

How the survey changes by roof type
Fascias and soffits
On buildings from before 2000, soffits may be asbestos cement. We flag any that could be so a specialist asbestos surveyor can check them before they’re disturbed.
Plastic (uPVC) gutters
Many homes have plastic gutters and downpipes. Their joints can leak as the seals wear, and brackets can sag under load.
What a survey costs
Every roof is different, so prices are confirmed before booking. This is what makes a difference:
- Which survey package you book
- The shape of the roof and its details
- Whether it’s a home or a commercial building
- Extensions, dormers and garages with roofs of their own
For a price for your roof in Ashley, call 07833 053749 or send us an email and tell us about the roof. The price is agreed before a date is set.
Helping us price your survey
When you call or email, these details help:
- Your timetable, such as an exchange date
- Where any leaks, stains or damp patches show inside
- The address and postcode of the property
- Pictures from the garden or a window, if you have them
Photos help, if you have them. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, call 07833 053749 or email us.
Ashley questions
Does being near the coast affect roofs in Ashley?
Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch.
Is Ashley within the area you cover?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.
Will you go up on the roof?
Only if it’s safe. We inspect whatever is safely visible: from ground level, from windows, from inside the loft space, from the roof where it’s safe and by drone where applicable. Anything we cannot see is noted in the report.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Tell us about it when you book and we will plan the survey around it.
Does the season matter for a gutter survey?
You can book at any time of year. Before the wetter months gives you time to plan any work though problems frequently show up after heavy rain.
Will I get photos?
Yes, plenty. Pictures sit next to the findings they show.
When does the report arrive?
That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
When you need someone else
It is a careful look at the gutter, not the whole story. The main limits are:
- Damage hidden inside walls or behind boards
- What’s hidden inside a downpipe
- Hidden sections we cannot view safely
If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before booking. The full list of what we check.

What happens on the day
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Around Ashley, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We start by hearing about any drips, overflows or damp patches.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- We check hidden gutters, like valleys and parapets, where it is safe to see them.
- The loft space is checked for water marks if it’s safe to get into.
- You get a report with photographs and recommendations.
Getting ready for the survey
- Buyers: confirm access with the estate agent or seller
- Make sure the loft hatch can be reached
- Show us where any leaks or stains appear

Advice
What we’re asked to look at in Ashley
Most gutter joints rely on seals or sealant that wear out. Plastic gutters move with heat and cold, and in time their joints can drip. On cast iron, joints can rust and open up once the paint has worn away.
A survey makes sense if you’ve noticed:
- Leaks at the gutter joints
- Gutters packed with leaves or moss
- Valley or box gutters that overflow inside
- Sagging gutters and loose brackets
Landlords with a home close to Martin Mill station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.
Choosing a roof surveyor
- Whether they hold professional indemnity and public liability insurance
- How long they’ve been surveying roofs
- What happens after the report arrives
- Whether VAT is added on top
What you can safely check yourself
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
