Roofs, chimneys and gutters in Martin

Martin lies within about 3 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Walmer Castle, about 3 miles north-east, is one of the historic houses in the wider area around Martin. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.

If you let a flat or house near Martin Mill station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take a building like Langdon Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Gutter surveys for homes and businesses in Martin

Some gutters are easy to see from the street but lots of gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We inspect them as far as it is safe to see them, from the ground, from windows, from the loft space and from the roof where it’s safe. Hidden gutters are a common source of leaks inside. We survey valley gutters, eaves gutters and outlets and hoppers, and the problems we’re asked to look at most are hoppers and outlets full of debris and sagging gutters and loose brackets.

Somewhere as small as Martin, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

After the visit, you get a written report with photos, sent by email. It explains the condition of the gutter, the defects we found and what we recommend.

Tips that help

You don’t need to be a roofer to help. What helps most:

  • Have gutters cleared at least once a year
  • Get trees that overhang the gutters trimmed
  • Note any damp stains below the gutters
  • Check the loft with care after heavy rain

Questions about the report are welcome. With the Standard Survey there is a follow-up consultation and the Premium Survey comes with an in-person one.

Deal with drips, sags and loose downpipes early. They tend to get worse, and the water they spill can damage walls and timber.

What a survey costs

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Chimneys, valleys, parapets and other details
  • The type of building, from a house to a block or an office
  • Extra roofs, like extensions, dormers or garages
  • Any need for thermal images or a drone flight

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We will tell you which package suits the questions you have.

Booking your survey

A little information up front helps. Please include:

  • The type of building and roof, like pitched or flat
  • Dates you are working to, such as exchange
  • The address and postcode of the property
  • Pictures from the garden or a window, if you have them

To book a survey, call 07833 053749 or use the contact form with the address and what you’d like to know about the roof. You will know the price before anything is booked.

Common questions in Martin

Do roofs near the sea, like those around Martin, take more of a battering?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it normally shows.

Will you come out to Martin?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Will you look at parapet and box gutters as well?

Yes, where it’s safe to see them. We use the ground, windows, the loft space and the roof where it’s safe and a drone where it applies.

Do you test soffits or gutters for asbestos?

No. We do not carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Does the report include photographs?

Yes. The report includes photos of what we found, so you can see each point for yourself.

How experienced are you?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning. Tell us about it when booking and we’ll plan the survey around it.

What we’re asked to look at in Martin

Valley, parapet and box gutters are frequently lined with lead or a sheet material. Splits and blocked outlets in these gutters can send water straight into the building as there is nowhere harmless for it to go. Lead is also a target for theft.

These are some of the problems a survey can pick up:

  • Overflowing valley or parapet gutters
  • Gutters packed with leaves or moss
  • Cracked or loose downpipes
  • Gutters overflowing in heavy rain

Take an older house close to Church of St Augustine: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Before booking anyone

  • Will the report include photos?
  • Whether the loft space is looked at, where there is one
  • How they plan to inspect the roof safely
  • Is there a chance to talk the report through?

What to expect from a roof survey

When you need someone else

In fairness, there are limits to any roof survey:

  • What’s behind fascias and inside walls
  • Confirming asbestos in older rainwater goods
  • Parts of gutters that can’t be seen safely

If in doubt, phone 07833 053749 or drop us an email and we will recommend the right survey before you book. What our survey covers.

  • Outlets and hoppers

Checking the roof from the ground

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

The survey, step by step

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. Older roofs in small places like Martin can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. The roof space is checked for water marks if it’s safe to get into.
  5. The findings are written up with photos and recommendations.

How to prepare

  • Move anything stored under the loft hatch
  • Keep pets in another room
  • Show us where any leaks or stains appear
