Roof leak investigations near Aylesham

Leave it or get it looked at?

A leak near lights or wiring needs attention quickly. Keep away from any fitting that water is reaching. Finding where the water is getting in should follow straight away. In an older home around Aylesham, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you’d like to know.

What you get with us

  • Surveys on any day of the week
  • A report with photographs
  • An independent view of the roof
  • CAA-registered drone operator (Flyer ID and Operator ID)

How a roof leak investigation works in Aylesham

We investigate roof leaks in Aylesham and across London and South East England. We visit seven days a week. The investigation covers inside and out, from the stain to the likely entry points. You get a photo-illustrated written report and recommendations. If it’s leaking right now, contain the water and keep it clear of electrics, and then phone 07833 053749 or send us an email. Typical surveys look at drips from nail tips in a cold loft and leaks below a flat extension roof, on chimney stacks, lead flashings and flat roof details.

Around Aylesham, chimneys on older homes are a common source of leaks, at the flashings, the pointing or the mortar round the pots. Damp on a chimney breast isn’t always rain from above, which is why it’s worth tracing properly. It is worth looking at the stack from outside and at the timbers beside it in the loft.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What happens on the day

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about one to two hours, more where the leak is intermittent or the roof is large. In a smaller place like Aylesham, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can frequently be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.

  1. You tell us where the water shows and when it appears.
  2. The visit starts indoors, at the stain and in the loft.
  3. Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
  4. We use moisture detection, and thermal imaging where it’s useful.
  5. You receive a written report with photos showing the likely source and what needs attention.

Getting ready for the survey

  • Leave side gates unlocked
  • Have any questions written down, so nothing gets missed
  • If the roof is shared, arrange access with whoever manages the building

Aylesham: your questions answered

Is Aylesham within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Does a conservation area affect roof work in Aylesham?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

How should I prepare for the leak investigation?

Note when the leak appears and what the weather was doing, and take photos. Move stored items away from the loft hatch. Keep away from any light or socket that water is reaching.

Are you structural engineers?

No. Our survey is not a structural engineer’s report, and it doesn’t include calculations. We will recommend an engineer if we see signs that call for one.

Will you photograph what you find?

Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.

Do you climb onto every roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.

Roof leak investigations in Aylesham: local notes

Historic houses like Goodnestone Park, about 1.6 miles north-east, show how far back building in the area around Aylesham goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Where water gets in depends a good deal on what the roof is made of and how it is detailed.

If you own a rental within reach of Aylesham station, a clear finding on where water gets in helps you brief a roofer straight away. For an older house near a landmark such as St Peter, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

What a survey costs

We confirm the price for the job before booking. These are the things that affect it:

  • Whether thermal imaging or a drone is needed
  • How many separate roofs there are, such as extensions, dormers and garages
  • The shape of the roof and its details
  • The size of the roof

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Booking your survey

A few details help us point you to the right survey and price. When you get in touch, it helps to mention:

  • Where any leaks, stains or damp patches show inside
  • Dates you are working to, such as exchange
  • How the loft is reached, if there is one
  • The kind of building and roof involved

To arrange a survey, ring 07833 053749 or email us and tell us the address and what’s prompted the survey. You’ll know the price before anything is booked.

What a roof leak investigation does not cover

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • What’s under the covering or behind the plaster
  • A promise to find every leak on a single visit
  • Plumbing leaks that look like roof leaks

If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before you book. What a survey covers and does not.

Roof types and parts we check

  • Flat roof details
  • Valleys and parapet gutters
  • Lead flashings
  • Slate and tile slopes
  • The roof space
  • Chimney stacks
  • Rooflights and dormers

How the survey changes by roof type

Slate and tile slopes

On slate roofs, corroded nails let slates slip. One slipped slate can be enough to cause a leak.

Flat roof upstands and outlets

The upturned edge of a flat roof covering keeps water out at walls. A low or cracked upstand is a common way in.

Common roof problems in Aylesham

Every flat roof covering has a working life. A felt roof frequently lasts around 15 to 20 years, and as it ages it splits, blisters and opens at the laps. Upstands and outlets are common weak points.

These are some of the problems a survey can pick up:

  • Water marks that spread in wet weather
  • Drips from nail tips in a cold loft
  • Wet patches high on an inside wall
  • Water coming in around a roof light or dormer

If you look after a building such as Aylesham Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

What to check before booking
