Roof leak investigation in Troy Town
We use moisture detection and thermal imaging where they help. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so its findings are checked with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. The best thermal results come after a sunny day, with a dry roof and little wind. We’re often asked to look into ceiling stains that grow after rain and damp ceilings under a flat roof, across valleys and parapet gutters, chimney stacks and lead flashings.
Many homes in small places like Troy Town face open ground, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A record with photos is useful if you need to show the damage to anyone else.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Common questions in Troy Town
Will you come out to Troy Town?
Yes, we do. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Do you cover Troy Town?
Yes, Troy Town is within the area we cover. We cover the whole of London and South East England. Just phone 07833 053749 or send us an email and let us know about the property, and we’ll talk through which survey suits.
What’s the best way to book?
Just call 07833 053749 or drop us an email. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Tell us about it as you book and we will explain what’s needed.
Can you trace a leak in dry weather?
In most cases, yes. Moisture detection shows where materials are damp even on a dry day. If a leak only appears in driving rain from one direction, we will tell you what we found and what’s most likely.
Do you use drones?
Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
Which days do you carry out surveys?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when you book.
DIY checks: what’s safe
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
The survey, step by step
Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. The survey usually takes roughly 1–2 hours, more where the leak is intermittent or the roof is large. In a hamlet or village like Troy Town, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- We start with your notes and photos of the leak.
- Inside, we check the stain and the ceiling around it.
- From the loft space, we trace the water’s route where there’s safe access.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
- We email a written report showing where the water most likely gets in.
Preparing for the visit
- Let us know about parking near the property
- Dig out any old roof reports or invoices
- Jot down any questions you want answered

How the survey changes by roof type
Lead flashings
Some roofs have mortar where you’d expect lead. Fillets crack and pull away over time, and water runs down behind them.
Chimney stacks
We look at the outside of the stack and the breast inside, not a flue, gas or sweep inspection.
Do you need a roof leak investigation in Troy Town?
Some water in the loft isn’t rain at all. Warm, moist air from the house rises into a cold roof space and condenses, particularly where ventilation is poor. Wet nail tips and damp underlay over a wide area are classic signs.
These are some of the problems a survey can pick up:
- Damp underlay across a wide area
- Damp walls below an overflowing gutter
- Brown rings on upstairs ceilings
- Wet patches on loft insulation
For landlords with property near Edenbridge station, tracing a leak quickly matters when a tenant is living with it.
Choosing a roof surveyor
- Their insurance cover
- Whether you get a written report with photos
- Which parts of the roof they’ll actually see
- Is VAT included in the price?
Useful tips for Troy Town property owners
These tips come from what we see on roofs every week, before and after a survey:
- Write down the wind direction and rain when it leaks
- Mention earlier attempts to fix the leak
- Put a bucket under the drip and move valuables
- Do not touch fittings that water is reaching
Where we find more than one possible route, we say which is most likely and why. We say which items need prompt attention.
Have flashings and flat roofs looked at every few years. Flashings, valleys and flat roof details are frequent weak points, and catching wear early keeps water out.

Chartwell, about 2.7 miles north-east, is one of the historic houses in the wider area around Troy Town. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Each of these roof types has its own typical places for water to get in.

Why get it checked now?
Wet insulation does not insulate well. A slow leak can soak it for months before a stain appears. The sooner the cause is found, the less needs replacing. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you need to know.
