How a roof leak investigation works in Crockham Hill

We use moisture detection and thermal imaging where they help. Moisture detection confirms where timbers, plaster or insulation are damp. A thermal camera shows patterns of temperature rather than water, so we confirm what it suggests with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. Thermal imaging works best after a sunny day, on a dry roof with little wind. If you’ve noticed water dripping from rafters or underlay and leaks at a dormer or roof window, a survey will tell you what’s going on, on flat roof details, valleys and parapet gutters and lead flashings alike.

Somewhere as small as Crockham Hill, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you’re thinking of an insurance claim. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Your questions about roof leak investigations in Crockham Hill

How do I find out if my home in Crockham Hill is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Will you come out to Crockham Hill?

Yes. Crockham Hill is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

What’s the best way to book?

It’s easiest to ring 07833 053749 or email us. Give us the address and some details about the roof, and we’ll point you to the right survey. We survey seven days a week.

Why is not the leak directly above the stain?

Rain that gets in will run along whatever it lands on. On a pitched roof it frequently runs down a rafter before it shows. Following that route is what our investigation does.

Will you photograph what you find?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding.

Can you always find the source?

We cannot promise it. Water can travel a long way, and some leaks only show in particular storms. Where the source is not certain, we list the likely routes in order.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you as you book.

The survey, step by step

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take about one to two hours, more where the leak is intermittent or the roof is large. Somewhere as small as Crockham Hill, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We help you choose the package that suits the leak.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

What a roof leak investigation doesn’t cover

Every survey has limits, and it is better to know them up front. Keep these in mind:

  • Leaks from plumbing, tanks or pipework rather than the roof
  • Structural calculations (that’s a structural engineer’s job)
  • Carrying out the fix

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before booking. What a survey covers and does not.

Roof types and parts we check

  • Chimney stacks
  • Valleys and parapet gutters
  • Lead flashings
  • The roof space
  • Flat roof details
  • Rooflights and dormers
  • Slate and tile slopes

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What happens if roof problems are left?

Guesswork repairs are a common reason leaks keep coming back. Because water travels, the real entry point may be somewhere else. An investigation finds the likely cause first, so the repair is aimed at the right place. For an older or listed building in a place like Crockham Hill, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

Prices start from £150, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and the package you choose.

What affects the cost of roof leak investigations

All our prices include VAT. What changes the price is:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • How many separate roofs there are, such as extensions, dormers and garages
  • The type of building, from a house to a block or an office
  • Whether you choose the Basic, Standard or Premium Survey

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we can help you choose.

Helping us price your survey

We’ll normally ask about:

  • Dates you’re working to, such as exchange
  • What’s prompted the survey
  • The style of property, from a terrace to a block
  • How the loft is reached, if there is one

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or drop us an email.

How the survey changes by roof type

Lead flashings

Mortar fillets are sometimes used instead of lead. They crack as the roof and wall move, and water runs down behind them.

Slate and tile slopes

Slipped, cracked or missing slates and tiles let rain onto the underlay. Ageing felt eventually lets water through.

Roof leak investigations around Crockham Hill

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. The covering and its details give the first clues when tracing where water is coming from. Historic houses like Chartwell, about 1 mile north-east, show how far back building in the area around Crockham Hill goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

Landlords with a home close to Edenbridge station may find that tracing a leak quickly matters when a tenant is living with it. For an older house near a landmark like Holy Trinity Church, lead flashings, valleys and old chimneys are typical places for water to get in.
