Your questions about drone roof surveys in Crockham Hill
How do I find out if my home in Crockham Hill is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Are there drone restrictions around Crockham Hill?
That depends on where the roof is and on the weather. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. A small drone can’t fly safely in high wind or heavy rain.
What’s in the report?
It works through the roof part by part, in writing and with photos. The most urgent items are made clear.
Can you give me structural calculations?
No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
How long does the survey take?
Time on site depends on the roof; most visits take between one and two hours at a house, including the airspace and weather checks before take-off. The report is sent afterwards by email.
How long have you been surveying roofs?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.
What does a roof survey cost?
Our price is from £400, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.
About our drone roof survey in Crockham Hill
Drones need reasonable weather. High wind or heavy rain rules out a flight, because control and safety come first. If the day turns out unsuitable, we will talk about another date. We check the forecast before the visit and again on site. Light wind and dry weather give the clearest close-up photos. Waiting for a better day is better than a rushed flight. If you’ve noticed coverings that have slipped high up on the roof and standing water on a flat roof, we can find out what’s behind it, whatever the roof.
Villages like Crockham Hill frequently stand in open country, where wind can be strong. A small drone can’t fly safely in high wind or heavy rain, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Should I look at the roof myself first?
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.
For landlords and managing agents
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photos included.
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.
Drone roof surveys around Crockham Hill
The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Steep or complicated roofs are often hard to see from ground level, which is where aerial photos and thermal images help.
Historic houses like Chartwell, about 1 mile north-east, show how far back building around Crockham Hill goes. For older roofs nearby, a look by drone or thermal camera is a hands-off way to check condition.

What we look for on each type of roof
Large commercial roofs
Cement sheet roofs on buildings from before 2000 may contain asbestos. We flag it in the report and recommend a specialist asbestos surveyor.
Flat roofs on tall buildings
Felt often lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. Photos show how the covering is wearing.
Common roof problems in Crockham Hill
Hidden gutters and valleys are easy to overlook. Leaves, silt and plant growth build up unseen, until water overflows inside. A drone shows them clearly from above.
Things that often lead to a survey include:
- Slates or tiles shifted by high winds
- Vegetation in valleys and gutters
- Slipped or missing slates on a high roof
- Loose ridge and hip tiles
Take an older house close to Holy Trinity Church: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

What happens if roof problems are left?
Photographing a roof from the air does not touch it. Nothing is cracked or dislodged by footsteps, so the survey does not create new problems. Older cottages and farmhouses around Crockham Hill can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Prices start from £400, including VAT.

How it works
Every roof is different, but as a rough guide the survey takes about 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. You’re welcome to ask questions while we are there. Around Crockham Hill, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- First, we check whether a drone is the right tool.
- We agree a date, including weekends, subject to the weather.
- The roof is photographed from the air, with the camera kept on your property.
- If the loft can be reached safely, it’s checked too.
- The report sets out what we found, with photos and recommendations.
