Practical tips

These tips come from what we see on roofs every week:

  • Check there is room outside for the drone to take off
  • Book early if you are near an airport
  • Clear the loft hatch so we can check inside too
  • Tell us about any leaks or concerns

The Premium Survey includes an in-person consultation to go through what the drone showed. It’s a chance to ask about anything in the report.

Plan a drone survey every few years for tall or large roofs. Regular photos make changes easy to spot, so small faults are dealt with early.

Drone roof surveys for homes and businesses in The Chart

A drone shows the outside of a roof very well, but it can’t see under the coverings or into the loft. Where there’s safe access, we look in the loft space too, since that is where leaks and condensation often show first. Together, the two give a fuller picture. The report sets out what the drone showed and what we found inside. If there is no safe loft access, the report says so. We’re often asked to look into lifted or split lead flashings and debris building up in hidden gutters, across flat roofs on upper floors, large and complex roofs and fragile roofs.

In a small place like The Chart, open ground can mean strong wind. Strong wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What a drone roof survey looks like in The Chart

In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Steep or complicated roofs are often hard to see from the ground, which is where aerial photos and thermal images help. Chartwell, about 1.9 miles east, is one of the historic houses in the wider area around The Chart. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

For an older house near a landmark such as St Andrew's, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image. Anyone responsible for a site like Limpsfield CofE Infant School will know that big roofs are where photos from the air and thermal images show the most at once.

The Chart is about 6 miles south-east of Caterham, in Surrey. Roofs in The Chart get the same thorough look as anywhere else in Surrey. The Chart is one of the places in Surrey we cover. There’s also a page for Crawley.

All of RH8 is covered for drone roof surveys, from the main roads to the quietest streets. Whether your property is on Stoneleigh Road, St Andrews Way and Ridlands Lane or anywhere close by, we can help. If you’re just outside The Chart, we cover Pains-Hill (1 mile west), Moorhouse Bank (1 mile north-east), Goodley Stock (1 mile east), Limpsfield (1 mile north-west) and Crockham Hill (1 mile south-east). Within a short drive, we also cover Epsom (15 miles north-west), Horley (10 miles south-west), Redhill (9 miles west), Ewell (15 miles north-west), Reigate (10 miles west) and Caterham (6 miles north-west).

What happens if roof problems are left?

On a tall building, problems are frequently found only when water comes in. By then, timbers, ceilings and insulation may be wet. Looking from above picks up the early signs. Older cottages and farmhouses around The Chart can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

What we can’t see

Before you book, it’s worth knowing what a survey won’t do:

  • Close-up photos of next door’s property
  • The underside of the roof (that needs an inside check)
  • A flight on a day when the weather is not safe

If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What a survey covers and does not.

Roof types and parts we check

  • Valleys and parapet gutters
  • Tall and steep roofs
  • Flat roofs on upper floors
  • Fragile roofs
  • Chimney stacks
  • Large and complex roofs

Questions from The Chart

Can you fly a drone over a roof in The Chart?

It depends on the exact address and the weather on the day. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. A small drone cannot fly safely in high wind or heavy rain.

Is The Chart within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when booking.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Does the weather affect the survey?

A survey can normally go ahead in light rain, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions are not right we’ll arrange another day with you.

What will the report tell me?

Written findings with photographs, explaining the condition of the roof, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement.

How soon will I get the report?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, let us know as you book.

How the survey changes by roof type

Chimney stacks

From the air, a lean or a loose pot is easy to see. Each defect is photographed for the report.

Valleys and parapet gutters

A butterfly roof drains to a central valley gutter. You cannot see it from the street at all, but a drone shows it clearly.

How it works

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes roughly 1–2 hours at most homes, and longer for a large or complex roof. Around The Chart, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We confirm whether a drone suits your roof.
  2. A date is fixed, with a fallback in case the weather turns.
  3. Aerial photos are taken of your roof only, not the neighbours’.
  4. If the loft can be reached safely, it is checked too.
  5. The report sets out what we found, with photos and recommendations.
