Drone roof surveys for homes and businesses in Limpsfield

Every flight starts with an airspace check. Flight restriction zones around airports such as Heathrow, Gatwick and London City need permission from the airport or air traffic control. Parts of central London have restricted areas too, where NATS permission is needed. If permission is not given, we inspect by other means and tell you. Prisons have their own drone restriction zones too. If you’ve noticed flashings that have come away and cracked slates and tiles out of sight from below, a survey will tell you what’s going on, on tall and steep roofs, chimney stacks and large and complex roofs alike.

Villages like Limpsfield often stand in open country, where wind can be strong. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

How the survey works

The aim of the visit is simple: to see as much of the roof as can safely be seen and record it clearly. Notes and photos go into the written report. It typically takes roughly 1–2 hours at a house, including the airspace and weather checks before take-off. Somewhere as small as Limpsfield, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. First, we check the address for flight restrictions.
  2. If permission is needed, we ask for it before the visit.
  3. On the day, we check the weather and the site before flying.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. You receive a written report with photos and recommendations.

Before we arrive

Different roofs, different checks

Chimney stacks

The top of a stack is usually out of view. Close-up photos show the pots, flaunching, pointing and flashings.

Flat roofs on tall buildings

Flat roofs on tall buildings are often seen by nobody. From above, standing water, splits and tired upstands are clear.

Flying and imaging in Limpsfield

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Many roofs like these can’t be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place. Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight.

If you look after a building such as Limpsfield CofE Infant School, a drone or thermal camera can show a large roof in a single visit. Historic houses such as Titsey Place, about 1.3 miles north, show how far back building around Limpsfield goes. For older roofs nearby, a look from above or with a thermal imager is a hands-off way to check condition. For an older house near a landmark such as Church of St Peter, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Limpsfield is about 5 miles south-east of Caterham, in Surrey. In Limpsfield, as across Surrey, every roof gets the same careful survey. Limpsfield is one of the towns and villages in Surrey we cover. You can also see our page for Crawley.

What you can safely check yourself

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

Your questions about drone roof surveys in Limpsfield

How do I find out if my home in Limpsfield is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Will you come out to Limpsfield?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route when you book.

Will the drone film my neighbours?

We point the camera at your roof only. Next door’s windows and gardens are kept out of shot as far as possible. A quick word with the neighbours is a good idea.

Can you fly a drone near an airport?

Sometimes, with permission. Airports such as Gatwick, Luton and Southampton have flight restriction zones, and a flight inside one needs the airport’s or air traffic control’s say-so. If permission isn’t given, the roof is inspected from other safe viewpoints.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.

What if it is windy or raining on the day?

Bad weather means no flight. Wind and heavy rain are the two things that ground a small drone, so we’d move the date with you.

Is a drone roof survey a thermal survey?

Our drone takes close-up photos of the roof. Thermal imaging is carried out separately, included in our Premium Survey.

What a survey costs

Several things affect the price of a survey:

  • Extra roofs, like extensions, dormers or garages
  • Chimneys, valleys, parapets and other details
  • Commercial roofs and larger buildings
  • How big the roof is

Our price is from £400, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

What we need to know

You do not need to know any roofing terms. It’s enough to tell us:

  • Your timetable, such as an exchange date
  • Where any leaks, stains or damp patches show inside
  • Pictures of the roof from a safe spot, if you have them
  • Access details, such as a loft hatch or a shared roof

To get a price for drone roof surveys in Limpsfield, call 07833 053749 or email us. The address, the type of property and what you want to find out help us give you an accurate price.

What this survey can’t tell you

Before you book, it is worth knowing what a survey will not do:

  • What’s under the slates, tiles or felt
  • Roofs and gardens beyond the one we are surveying
  • Flights in high wind or heavy rain

If in doubt, call 07833 053749 or use the contact form and we’ll recommend the right survey before booking. What our survey covers.

Roof types and parts we check

  • Valleys and parapet gutters
  • Large and complex roofs
  • Fragile roofs
  • Flat roofs on upper floors
  • Chimney stacks
  • Tall and steep roofs

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
