About our drone roof survey in Oxted
Every flight starts with an airspace check. Flight restriction zones around airports such as Heathrow, Gatwick and London City need permission from the airport or air traffic control. Parts of central London have restricted areas too, where NATS permission is needed. If permission isn’t given, we inspect by other means and explain why. Prisons have their own drone restriction zones too. Common reasons to book are chimney tops in poor condition and debris building up in hidden gutters, across flat roofs on upper floors, valleys and parapet gutters and large and complex roofs.
Older cottages and houses around Oxted may have little insulation, and some have extensions with their own roofs. Thermal patterns and close-up photos together give a fuller picture of the roof. Anything that looks like moisture is checked with a meter. Results depend on the weather, so the visit is planned around the forecast.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
Questions from Oxted
How do I find out if my home in Oxted is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is drone flying allowed in Oxted?
That depends on where the roof is and on the weather. Every flight is checked against the Drone Safety Map first. A small drone cannot fly safely in high wind or heavy rain.
Do you work in Oxted?
Yes, we do. Oxted is part of the area we cover, and the service is the same as everywhere else we work.
Does the report include photographs?
Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first. Tell us about it as you book and we will explain what’s needed.
Will you go up on the roof?
Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where applicable, and the report records anything we couldn’t see.
What do I do with the report?
We email you the written report with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.
Do you need a drone roof survey in Oxted?
After storms, owners want to know what has moved. It’s hard to tell from below what has shifted. Close-up photos make it clear what has been disturbed.
Typical things we are asked to look at include:
- Blistered or cracked flat roof coverings
- Vegetation in valleys and gutters
- Storm damage on steep or tall roofs
- Blocked valleys and parapet gutters
If you look after a building such as Hazelwood School, a drone or thermal camera can show a large roof in a single visit.
Choosing a roof surveyor
- What insurance they carry
- Is there a chance to talk the report through?
- Whether the loft is part of the inspection
- Their report turnaround times
Surveys for landlords and agents in Oxted

Drones, thermal imaging and Oxted roofs
Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Older coverings on steep or tall roofs are hard to judge from below, so close-up close-up aerial shots and thermal images help. Every flight is checked against the Drone Safety Map first.
Titsey Place lies about 2 miles north-east, so building around Oxted goes back a long way. Close-up aerial shots and thermal images let an old roof be checked without anyone disturbing it. For an older house near a landmark like St Agatha's Hall, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view from the air or with a thermal camera helps.

Several things affect the price of a survey:
- Whether you choose the Basic, Standard or Premium Survey
- Features like valleys, chimneys, dormers and parapets
- If the survey needs thermal imaging or a drone

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.
What we need to know
What helps most when you contact us:
- Pictures from the garden or a window, if you have them
- When you need the report by
- Any marks or damp showing indoors
- The property’s address and postcode
Drone roof survey starts from £400, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or email us to find out.
What we do, step by step
There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes an hour or two for a house, with bigger or more complicated roofs taking longer. In a smaller place like Oxted, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.
- We start by making sure a drone flight makes sense for the roof.
- A visit is booked for a weekday, Saturday or Sunday, weather permitting.
- The roof is photographed from the air, with the camera kept on your property.
- Where there is safe access, we check the loft as well.
- You get photos, findings and clear recommendations.
How to prepare
- Move anything stored under the loft hatch
- Gather any invoices or paperwork from past roof work
- Let us know where we can park nearby
