Honest limits

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • A structural engineer’s assessment of the deck
  • Parts of the roof that aren’t safe to walk on or view
  • A promise that the roof will not leak in future

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before you book. What our survey covers.

Flat roof survey in Oxted

Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. We survey felt flat roofs, single-ply membranes and upstands and outlets, and people most frequently book us about ponding water that doesn’t drain away and blocked or damaged outlets.

In smaller places like Oxted, flat roofs are mostly on extensions, garages, porches and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. What it is covered in, and how well it was laid, decides what it needs. From an upstairs window, look for standing water, splits and edges coming away.

Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the flat roof, the defects we found and what we recommend.

What happens if roof problems are left?

A leak over an office, shop or unit can affect the people and stock underneath. A planned survey lets you budget for work rather than deal with an emergency around the people who use the building. Tradespeople may need to travel further to a smaller place like Oxted, so it’s useful to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

DIY checks: what’s safe

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Oxted: your questions answered

How do I find out if my home in Oxted is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Will you come out to Oxted?

Yes, Oxted is on our map. Villages and rural addresses get the same survey as a town house.

Can you survey a flat roof on an office or unit?

Yes. Offices, units, shops and blocks of flats are all part of our work. We quote bigger roofs on their size and how they’re reached, so call 07833 053749 or email us with the address.

Do you look in the roof space?

If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Will the survey show why my flat roof is leaking?

We check the whole roof, since water can travel before it shows inside. Splits, open laps, upstands, outlets and rooflights are all checked. If the cause cannot be seen, we’ll say so and suggest what would help.

Will I get photos?

Yes. Photos are part of every report, so you can see each point for yourself.

How soon will I get the report?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, like an exchange date, let us know as you book.

What happens on the day

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes about one to two hours for a small flat roof at home, and longer for a large commercial one. In a smaller place like Oxted, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Before we arrive

  • Find any records of previous roof work
  • Make a note of anything you’d like us to look at
  • For flats, check roof access has been agreed

Flat roofs in Oxted

Titsey Place, about 2 miles north-east, is one of the historic houses in the wider area around Oxted. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

Anyone responsible for a site like Hazelwood School will know that a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. Take an older house close to St Agatha's Hall: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. For landlords with property near Hurst Green station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

How the survey changes by roof type

Mastic asphalt

Asphalt roofs are common on older flats, walkways and commercial buildings. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.

Rooflights and upstands

Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We look for splits, gaps and failed flashings over the top.
