Roof leak investigations for Limpsfield homes and businesses

How a roof leak investigation works in Limpsfield

Our roof leak investigations cover Limpsfield and the wider South East. We visit seven days a week. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. The findings come in a written report with photos. If it’s leaking right now, contain the water and keep it clear of electrics, and then phone 07833 053749 or use the contact form. We survey chimney stacks, rooflights and dormers and slate and tile slopes, and common reasons people get in touch are drips in the loft during heavy rain and water that shows only in certain storms.

In a village or hamlet like Limpsfield, older cottages and farmhouses frequently have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you’re thinking of an insurance claim. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

What you get is a clear record of the leaking roof on the day we saw it. It is useful straight away, and a good reference for later.

Tips that help

A little preparation and a few simple habits help. Our tips:

  • Do not climb onto the roof to look
  • Put a bucket under the drip and move valuables
  • Let us know what has already been tried
  • Let us know if there are tanks or pipes in the loft

We email the report to you, with photographs of what we found. It sets out where we believe the water is getting in, how it is travelling and what needs attention. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.

Look at the roof from the ground after strong winds. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Prompt repairs stop gaps turning into leaks.

Should I look at the roof myself first?

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.

Limpsfield questions

Is Limpsfield in the area you cover?

Yes, Limpsfield is within the area we cover. We work right across London and South East England. You can call 07833 053749 or send us an email with the address and some details.

Is my home in Limpsfield listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Why is the stain in a different place from the leak?

Water follows the easiest path, not the shortest. On a pitched roof it often runs down a rafter before it shows. Tracing that path is the heart of a leak investigation.

Does the report include photographs?

Yes. Photographs are part of every report.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning. Tell us about it when booking and we’ll plan the survey around it.

Will you walk on the roof?

Not unless it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.

Will you fix the leak as part of this?

The investigation is about finding the cause. The repair itself is a separate job. You get a report with photos showing where the water is getting in and what needs attention, which whoever carries out the work can follow.

How the survey works

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes between one and two hours, more where the leak is intermittent or the roof is large. In a hamlet or village like Limpsfield, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. Inside, we look at the stain and the ceiling around it.
  3. From the loft space, we trace the water’s route where there is safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
  5. We email a written report showing where the water most likely gets in.

Preparing for the visit

  • Agree roof access with the managing agent if it’s shared
  • Point out any leaks or damp patches
  • Let us know where we can park nearby

Advice

Rented homes, blocks and businesses

Letting agents can arrange access with tenants, at a time agreed in advance. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Roof leak investigations around Limpsfield

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. Knowing the roof type helps narrow down where water may be getting in. Titsey Place, about 1.3 miles north, is one of the historic houses in the wider area around Limpsfield. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If you own one of the older houses in the streets near Church of St Peter, old mortar, worn lead and slipped slates are the usual suspects when water gets in. If you own a rental within reach of Oxted station, tracing a leak quickly matters when a tenant is living with it. Take a building like Limpsfield CofE Infant School: a leak through a large roof is often found some distance from where the water shows inside.

Different roofs, different checks

Parapet and box gutters

Hidden gutters run behind parapets or between roofs. When their outlets block, water rises over the lining and runs indoors.

Slate and tile slopes

On slate roofs, corroded nails let slates slip. Even a single gap can let water in.

Honest limits

It is useful to know what a survey will not do before you book:

  • Faults hidden behind ceilings or boarding
  • An intermittent leak that shows no trace on the day
  • Carrying out the fix
