Roof leak investigation in Moorhouse Bank: what you get
We use moisture detection and thermal imaging where they help. Moisture readings show which materials are wet. A thermal camera shows patterns of temperature rather than water, so we confirm what it suggests with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. The best thermal results come after a sunny day, with a dry roof and little wind. We survey chimney stacks, rooflights and dormers and lead flashings, and people most often book us about leaks at a dormer or roof window and leaks that appear only in driving rain.
In a London flat, water can travel some way before it shows. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. In Moorhouse Bank, we inspect what we can reach safely and are given access to. It’s useful to know when the water appears and in what weather.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Wind, rain and roofs in Moorhouse Bank
The wider area around Moorhouse Bank has a long history of building, with Quebec House about 1.3 miles east. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. The covering and its details give the first clues when tracing where water is coming from.
If you own a rental within reach of Hurst Green station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. If you look after a building like Oxted School, a leak through a large roof is often found some distance from where the water shows inside. Controlled parking zones are common in London, so mention any permit rules for Moorhouse Bank, along with any off-street space.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

Common questions in Moorhouse Bank
Is Moorhouse Bank in the area you cover?
Yes, Moorhouse Bank is one of the places we work. The survey and report are the same in Moorhouse Bank as anywhere else, and visits run on weekdays and weekends.
Will parking be an issue for a roof survey in Moorhouse Bank?
It depends on the street. If Moorhouse Bank has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.
What will the report tell me?
It sets out what we found, why it matters and what we recommend, with photographs throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
Can you tell me if my roof has asbestos?
No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
Will you walk on the roof?
Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.
What should I do before you arrive?
Make sure the loft can be reached. Have any photos of the leak ready, plus details of past repairs. In the meantime, catch the water and keep it clear of lights and sockets.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Different roofs, different checks
Flat roof upstands and outlets
Outlets drain a flat roof. When one blocks, water ponds and finds any weak spot. We check outlets and the covering around them.
Chimney stacks
A stack has several possible ways in for rain. We check each one as far as we can safely see, and look for damp on the breast inside.

When you need someone else
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- A promise to find every leak on a single visit
- A structural engineer’s report
- Faults hidden behind ceilings or boarding
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before booking. What a survey covers and doesn’t.
What we check
- Chimney stacks
- Rooflights and dormers
- The roof space
- Flat roof details
- Lead flashings
- Valleys and parapet gutters
- Slate and tile slopes
Why get it checked now?
Leaks tend to get worse, not better. Wind lifts loose slates further and gaps widen. An investigation now gives you time to plan the work. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is frequently older than it looks.
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

How the survey works
The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect about 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. In Moorhouse Bank, as in much of London, plenty of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when you book.
- You pick a Basic, Standard or Premium Survey.
- We agree a date, including weekends.
- We inspect inside and out, starting from the stain.
- Where it is useful and included, we take moisture readings and use thermal imaging.
- You get photos, the likely cause and clear recommendations.
Preparing for the visit
- For flats, check roof access has been agreed
- Check the loft hatch can be reached
- Show us where any leaks or stains appear

How we price roof leak investigations
When we price a survey, we consider:
- Extensions, dormers and garages with roofs of their own
- The height of the building and how the roof can be seen safely
- If the survey needs thermal imaging or a drone
- Commercial roofs and larger buildings
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.
