DIY checks: what’s safe

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

About our roof leak investigation in The Chart

Flat roofs leak in their own ways. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Standing water puts extra pressure on every weak point. We check the roof surface and the ceiling below. Flat roofs over extensions, garages and dormers are frequent sources of leaks. Felt frequently lasts around 15 to 20 years, so age is part of the picture. We survey lead flashings, the roof space and valleys and parapet gutters, and the problems we are asked to look at most are leaks at a dormer or roof window and wet patches on loft insulation.

Many homes in small places like The Chart face open ground, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, so it pays to find the cause quickly. A record with photos is useful if you need to show the damage to anyone else.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What happens on the day

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours for a house; commercial roofs usually need 3–4 hours. You are welcome to ask questions while we are there. Somewhere like The Chart needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. You get in touch with details of the leak and any photos.
  2. We check the stain, the ceiling and the loft above it.
  3. We check the likely entry points outside, like flashings, valleys, chimneys and gutters.
  4. Moisture readings and thermal imaging are used where they help.
  5. We email a report with photos, the likely entry point and recommendations.

Getting ready for the survey

  • Leave a clear route to the loft

Advice

Different roofs, different checks

Slate and tile slopes

‘Nail fatigue’ is a common cause of slipped slates. Even a single gap can let water in, particularly in driving rain.

Flat roof upstands and outlets

Flat roof water can travel under the covering before it shows. Moisture readings and thermal imaging can help narrow it down where conditions suit.

Useful tips for The Chart property owners

Most of what helps is simple and safe from ground level. A few suggestions:

  • Mention any plumbing above the damp area
  • Keep water away from lights and sockets
  • Protect furniture and flooring under the leak
  • Take dated photos of the leak

Where we find more than one possible route, we say which is most likely and why. Recommendations are prioritised by urgency where relevant.

Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. Blocked outlets on parapet and flat roofs cause many leaks. Leave the clearing to someone with the right equipment.

Roof leak investigations in The Chart: local notes

Chartwell, about 1.9 miles east, is one of the historic houses in the wider area around The Chart. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Each of these roof types has its own typical places for water to get in.

For landlords with property near Hurst Green station, a tenant living with a leak needs the cause found, not just the stain painted over. If you own one of the older houses in the streets near St Andrew's, water on an older roof tends to find its way in at the lead, the valleys or the chimney. Take a building like Limpsfield CofE Infant School: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

The Chart is about 6 miles south-east of Caterham, in Surrey. Bookings from The Chart are handled just like any other: a call or an email, a price, then a date. Across Surrey, we cover The Chart and the places around it. For surveys nearby, see our Crawley page.

FAQs for The Chart

Do you cover smaller places like The Chart?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Do you cover The Chart?

Yes, The Chart is within the area we cover. We work right across London and South East England. You can ring 07833 053749 or email us with the address and a few details, and we’ll talk through which survey suits.

I live in a flat. Can you survey the roof?

Yes, if the building owner or managing agent agrees access. We check the parts we are given access to, and the report makes that clear.

What does a roof survey cost?

Our price is from £150, including VAT. You’ll know the price for your roof before booking, and it depends on the roof’s size, access and the package you choose. To get a price, ring 07833 053749 or email us.

Do you use thermal imaging to find leaks?

We use thermal imaging where it helps, and it’s included in our Premium Survey. It picks up temperature patterns rather than water, so we confirm its findings with moisture readings.

Can a leak be traced on a dry day?

Often, yes. Stains, tide marks, damp timbers and moisture readings normally point the way. Intermittent leaks can be harder, so your photos and notes from wet days are very useful.

Do you climb onto every roof?

Only where it is safe to do so. We inspect what can be seen safely: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.

Why it is worth a survey now in The Chart

A leak rarely stays small. Wet timbers start to decay, plaster softens and insulation stops working. Finding the source early keeps the damage down. In a place like The Chart, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400, both with VAT included. We confirm the price for the job before booking.
