The Chart Gutter Survey
We take a careful look at the gutter at your property in The Chart, and put it all in a written report with photos.
- Gutters packed with leaves or moss
- Overflowing eaves gutters
- Hoppers and outlets full of debris
What affects the price in The Chart
Not every roof costs the same to survey, and it comes down to:
- The use of thermal imaging or a drone
- The package you choose: Basic, Standard or Premium
- How tall the building is and how easy the roof is to see
- Whether it is a home or a commercial building

What to let us know when you get in touch
Here’s what helps us most when you get in touch:
- Your postcode, so we can check access and travel
- The type of building and roof, such as pitched or flat
- The reason for the survey, like buying, a leak or storm damage
- Dates you are working to, such as exchange
If you have photos of the roof, send them over. Take them safely from the ground or a window, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or use the contact form.
Gutter survey in The Chart
We survey gutters and rainwater systems in The Chart and right across London and South East England. On the day, we inspect everything that’s safely in view, from ground level, from windows and from the loft space. A visit normally takes an hour or two for most houses; commercial roofs usually need 3–4 hours. The written report follows, with photos and recommendations. If you are worried about gutters that have fallen out of line and overflowing eaves gutters, we can find out what’s behind it.
In a small place like The Chart, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

When to book a survey in The Chart
Hidden gutters are frequently lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside as there is nowhere harmless for it to go. Lead linings can also be stolen.
Things that frequently lead to a survey include:
- Brackets that have dropped or snapped
- Water spilling over the gutter edge
- Dripping or leaking gutter joints
- Overflowing valley or parapet gutters
If you own a rental within reach of Hurst Green station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Before booking any roof surveyor
- How they plan to inspect the roof safely
- Whether the price includes VAT
- What follow-up you get after the report
- Whether the roof space is looked at, where there is one
The survey, step by step
After the inspection, everything we found is written up as a photo-illustrated written report. As for time on site, it typically takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Somewhere as small as The Chart, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
Before the survey
- If you’re buying, check with the agent that we can get in
- Have any questions written down, so nothing gets missed
- Gather any invoices or paperwork from past roof work
Getting a price
Once you know what you need, phone 07833 053749 or use the contact form. We’ll suggest a package, agree the price and find a date, weekday or weekend.
Advice
Local roofs in The Chart
The wider area around The Chart has a long history of building, with Chartwell about 1.9 miles east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first.
For an older house near a landmark like St Andrew's, its roof may have old fixings, lead flashings and chimneys that need a closer look. For site and facilities teams at buildings such as Limpsfield CofE Infant School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
The Chart is about 6 miles south-east of Caterham, in Surrey. Surveys in The Chart work the same way as everywhere we cover: a careful inspection, photographs and a written report. The Chart is one of the places in Surrey where we work for gutter surveys. Our Crawley page covers surveys nearby.
Surveys in RH8 work the same way as everywhere else we cover. Whether your property is on Stoneleigh Road, St Andrews Way and Ridlands Lane or a nearby road, we can help. If you’re just outside The Chart, we cover Pains-Hill (1 mile west), Moorhouse Bank (1 mile north-east), Goodley Stock (1 mile east), Limpsfield (1 mile north-west) and Crockham Hill (1 mile south-east). We also work in nearby towns such as Epsom (15 miles north-west), Horley (10 miles south-west), Redhill (9 miles west), Ewell (15 miles north-west), Reigate (10 miles west) and Caterham (6 miles north-west).
Around The Chart
In The Chart, that means homes and buildings near Carpenters Arms, Oxted School and Hazelwood School and the streets around them. The Chart’s nearest station is Hurst Green station, roughly 1.6 miles west. Well-known places in the area include Tandridge Priory (0.6 miles north-west). Not far away are Botley Hill and Bay Pond.
Why get it checked now?
A blocked valley or parapet gutter does not spill harmlessly. It can back up into the loft space and the rooms below, often in the heaviest rain. Having them checked before autumn and winter makes sense. Outbuildings and barns around The Chart are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Your questions about gutter surveys in The Chart
Will you come out to The Chart?
Yes. The Chart is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when booking.
Does a conservation area affect roof work in The Chart?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Do you survey at weekends?
Yes, weekend visits are possible as well as weekdays. To book, call 07833 053749 or send us an email.
What does a gutter survey cost?
Gutter survey starts from £150, including VAT. The size of the property and the access affect the price. To get a price, ring 07833 053749 or send us an email.
Is this a RICS survey?
No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Are you structural engineers?
No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
Can a gutter survey explain damp on my walls?
Overflowing gutters often lead to damp walls, and we check for exactly that. If the cause looks like something else, the report says so, based on what we can see.
Tips from our surveys
A survey works best with a little help from you, before and after. Tips:
- Include valley, parapet and box gutters when clearing
- Note any damp stains below the gutters
- Check that downpipes are firmly fixed to the wall
- Look for new stains on ceilings below valleys after rain
Landlords and managing agents can keep the report with the building’s records to help plan maintenance. The photographs help when you explain the work to others.
Hidden gutters need clearing too. They block in the same way as the gutters you can see but they’re much harder to spot, so check they’re included in any clearing work.
