Chimney surveys in Limpsfield

Chimney surveys for homes and businesses in Limpsfield

Each stack is looked at from the safest viewpoints available: from the ground, from windows and vantage points, and from the loft where there is access. With our Premium Survey, a drone inspection is included where applicable. If we cannot see part of the stack, the report makes that clear. Every defect we find is photographed and described in plain words. If you’re worried about damaged chimney pots and cowls and signs that a stack is leaning, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Limpsfield, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.

The report records the chimney stack as we found it on the day. It’s useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

What affects the cost of chimney surveys

Several things affect the price of a survey:

  • How many separate roofs there are, like extensions, dormers and garages
  • The height of the building and how the roof can safely be seen
  • Roof area
  • Whether thermal imaging or a drone is needed

All our prices include VAT. Our price is from £150, including VAT. We confirm the exact price before booking.

What we need to know

We will typically ask about:

  • When you need the report by
  • Any photos you have, taken from the ground or a window
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Where water is showing inside, if it is

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or email us with the address and the days you’d prefer.

How the survey works

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit usually takes between one and two hours for most homes, a little longer where there are several stacks. For a village or hamlet like Limpsfield, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. We inspect each stack from safe viewpoints outside.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Where there’s safe access, we look at the stack in the loft and the chimney breasts for damp.
  5. We send a written report with photos, the defects found and what we recommend.

How to prepare

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Show us where any leaks or stains appear
  • If it is not your property yet, arrange access through the agent

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Do you need a chimney survey in Limpsfield?

Some owners book because a chimney breast has been removed below and they want to know about the stack above. We record what we can see in the loft and outside, and the report recommends a structural engineer if support is a concern.

Here are some of the things we see often:

  • Gaps in the mortar around the pots
  • Damp on a chimney breast inside
  • Disused chimneys trapping moisture
  • Damaged chimney pots and cowls

The streets around a church like Church of St Peter are often among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Questions to ask before you book

  • What happens after the report arrives
  • Will they check the loft as well as the outside?
  • Their insurance cover
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What to expect from a roof survey

What a chimney survey doesn’t cover

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access
  • Gas safety checks, which need a Gas Safe registered engineer
  • Hidden damage within the stack

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you. What a survey covers and doesn’t.

What we check

  • Flaunching
  • Chimney pots and cowls
  • Chimney breasts
  • Brick chimney stacks
  • Lead flashings
  • Shared and party-wall stacks

Chimney surveys around Limpsfield

With Titsey Place about 1.3 miles north, Limpsfield sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Landlords with a home close to Oxted station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take a building like Limpsfield CofE Infant School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Can I check my roof myself?

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

Common questions in Limpsfield

Does a conservation area affect roof work in Limpsfield?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you survey roofs for landlords with property near Oxted station?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

How much does a chimney survey cost in Limpsfield?

Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

What will the report tell me?

Written findings with photos, covering the condition of the chimney stack, the defects we found and what we recommend, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Are you structural engineers?

No. We are roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.

What happens after the survey?

You will get the report by email, with photos and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Which parts of the chimney do you look at?

The whole stack, as far as it can safely be seen: from the pots and flaunching down to the flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.
