Independent chimney surveys in Pains-Hill

Chimney surveys for homes and businesses in Pains-Hill

We inspect chimneys from wherever they can safely be seen: the ground, nearby windows and higher points, and the loft space where it’s safe. A drone inspection is part of our Premium Survey where it applies. Where part of a stack can’t be seen, the report says so. Every defect we find is photographed and described in plain words. Typical surveys look at redundant stacks capped without ventilation and a stack that appears to lean, on chimney breasts, chimney pots and cowls and lead flashings.

Older buildings in small places like Pains-Hill may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we do, step by step

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes an hour or two for a house, or half a day or so for a commercial building. Older roofs in small places like Pains-Hill can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. You get a written report with photos and recommendations by email.

Preparing for the visit

What a chimney survey looks like in Pains-Hill

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look. Titsey Place, about 2.1 miles north, is one of the historic houses in the wider area around Pains-Hill. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If you live in an older home near St Andrew's, its roof may have old fixings, lead flashings and chimneys that need a closer look. Landlords with a home close to Hurst Green station may find that the gap between tenancies is a good time to have the roof looked at. For site and facilities teams at buildings like Limpsfield CofE Infant School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Pains-Hill is about 6 miles south-east of Caterham, in Surrey. We visit Pains-Hill as part of our work across Surrey. We cover towns and villages across Surrey, large and small. Our Crawley page covers surveys nearby.

Should I look at the roof myself first?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Leave it or get it looked at?

Damp in a chimney breast usually gets worse while the cause is left. It can stain walls and damage plaster. Knowing whether it is the flaunching, flashings, brickwork or ventilation means the right fix can be planned. Outbuildings and barns around Pains-Hill are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

Common questions in Pains-Hill

Is Pains-Hill within the area you cover?

Yes, we do. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.

I let a flat near Hurst Green station. Can you check the roof?

Yes, rented property is part of what we cover. You can call 07833 053749 or send us an email with the address and some details, including who will give access on the day.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

Does the report include photographs?

Yes, plenty. Pictures sit next to the findings they show.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.

Do you need to go on the roof to check the chimney?

We use safe viewpoints rather than climbing onto the stack. Where applicable, our Premium Survey adds a drone inspection for a closer view. Any area we couldn’t view is noted.

What does the report include?

It sets out what we found, why it matters and what we recommend, backed by photos. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Honest limits

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Hidden damage within the stack
  • Whether a gas appliance or its flue is safe
  • Structural calculations for a leaning stack

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.

Useful tips for Pains-Hill property owners

Most of what helps is simple and safe from the ground. A few suggestions:

  • Check with the council before altering a stack in a conservation area or on a listed building
  • Do not use a ladder to reach the stack yourself
  • Have brackets on the chimney checked
  • Book a sweep for flues that are in use

With a shared stack, the report can help when talking to next door. It shows what we found and where, as far as we could see.

Get small mortar repairs done while they’re small. Small repairs now can save bigger work later.
