Roof leak investigations in Puddledock

About our roof leak investigation in Puddledock

We investigate roof leaks in Puddledock and across London and South East England. We visit on any day of the week. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. The findings come in a written report with photos. If it’s leaking right now, contain the water and keep it clear of electrics, and then call 07833 053749 or use the contact form. We survey slate and tile slopes, rooflights and dormers and the roof space, and people most frequently book us about staining where a gutter or parapet meets the wall and drips in the loft during heavy rain.

In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. In Puddledock, we inspect what we can reach safely and are given access to. Tell us when the water shows, and in what kind of weather.

Where we cannot see part of the leaking roof, the report says so. That way, it’s clear what was covered and what wasn’t.

FAQs for Puddledock

Can parking be tricky for a visit in Puddledock?

Parking in Puddledock, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

Does a conservation area affect roof work in Puddledock?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

How much is a survey?

Roof leak investigation starts from £150, including VAT. We confirm the price for your roof before you book. To get a price, call 07833 053749 or send us an email.

What’s the best way to book?

Just phone 07833 053749 or email us. After a few questions, we confirm the price and fix a day, weekday or weekend.

Is it a leak or condensation?

The two can look alike. Drips from nail tips, damp underlay over a wide area and poor loft ventilation point towards condensation. We check the pattern of damp and the ventilation, then say which is most likely.

What do I do with the report?

We email you the written report with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Do you cover Puddledock for roof leak investigations?

Yes. We carry out roof leak investigations in Puddledock, and the service is the same as everywhere else we work.

What we do, step by step

Every roof is different; as a rough guide, the survey takes between one and two hours on an ordinary house, or half a day or so for a commercial building. You’re welcome to ask questions while we are there. For a visit in Puddledock, parking and access are the things to plan: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at what can safely be seen from the ground, windows, the loft and, where it is safe, the roof itself.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. You get photos, the likely cause and clear recommendations.

Before we arrive

  • Point out any leaks or damp patches
  • Buyers: confirm access with the estate agent or seller
  • Unlock side gates and any roof access doors

How to book

What happens if roof problems are left?

If a leak has been ‘fixed’ before and has come back, the cause was probably missed. We look past the obvious spot and check each likely route. That is often what breaks the cycle. In Puddledock, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and which survey you book.

Why us?

  • Package prices that include VAT
  • PI and public liability insurance
  • Weekday and weekend surveys
  • An independent look at the roof

What we look for on each type of roof

Chimney stacks

Our chimney check is a visual inspection of the stack, and it is not a flue or gas safety check.

Flat roof upstands and outlets

Each flat roof relies on its outlets to drain. A blocked outlet leaves water standing, which tests every joint. We check outlets and the covering around them.

Roof leak investigations around Puddledock

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. If your home in Puddledock is one of them, bay roofs, hips and later dormers each have their own details. Where water gets in depends a good deal on what the roof is made of and how it is detailed. About 0.6 miles north-west lies Chartwell, a reminder of how long the area around Puddledock has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

If your home is one of the older ones in the streets near Holy Trinity Church, water on an older roof tends to find its way in at the lead, the valleys or the chimney. Puddledock is in London, so parking needs planning: a visitor permit or a nearby bay makes the day easier, as a space near the door can’t be promised. If you let a flat or house near Edenbridge station, a tenant living with a leak needs the cause found, not just the stain painted over.

Puddledock is about 4 miles east of Oxted, in Greater London. Houses, flats, blocks and commercial buildings in Puddledock can all book roof leak investigations. Our Greater London coverage includes Puddledock. Our Crawley page covers surveys nearby.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

What this survey cannot tell you

Before you book, it’s worth knowing what a survey will not do:

  • Whether rotten timbers meet design loads
  • An intermittent leak that shows no trace on the day
  • Plumbing leaks that look like roof leaks

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you. What our survey covers.

Roof types and parts we check

  • The roof space
  • Valleys and parapet gutters
  • Rooflights and dormers
  • Flat roof details
  • Chimney stacks
  • Lead flashings
  • Slate and tile slopes

For landlords and managing agents

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or drop us an email with the addresses.

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.
