Different roofs, different checks
Clay plain and peg tiles
Handmade and machine-made clay tiles are long-lasting. Slipped, cracked and missing tiles are recorded, and for spalling where the surface has flaked.
Lead flashings and valleys
Flashings and valleys are where many leaks start. That’s why we look at them closely.
How a roof survey works in Puddledock
We survey roofs in Puddledock and across London and South East England. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance. You get a written report by email, with photos and clear recommendations. Whether it’s a house, a flat or a commercial building, the process is the same. When you are ready to book, ring 07833 053749 or drop us an email. We survey ridges, hips and valleys, clay and concrete tiles and flat roofs, and the problems we’re asked to look at most are ponding, splits or blisters on flat roofs and slates or tiles that have slipped or broken.
London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Puddledock are no exception. Lead flashings and shared chimney stacks on these houses need a careful look too.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Why get it checked now?
Roof faults rarely stay the same size. A single gap lets water onto the timbers underneath, and damp timber slowly weakens. Catching it early means less to put right. Any roof job in Puddledock means planning around parking, neighbours and access. That is a good reason to find problems early, while there’s time to plan, rather than in a rush after a leak.
Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

What happens on the day
It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Surveys in Puddledock can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.

Advice
Practical tips
A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:
- Keep the report with your property records
- Leave roof access to professionals
- Include dormers, porches and garages when you book
- Clear the loft hatch area before we arrive
If you need work done, the report gives roofers a clear brief. They’ll see each defect and its location, so their quotes cover the same ground.
Have gutters and valleys cleared regularly, particularly after autumn. Leave the clearing to a professional. Clear gutters prevent a lot of damp.

What we can’t see
No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:
- The condition of the rest of the building (that’s a RICS home survey)
- An exact number of years the roof has left
- Asbestos testing of any kind
If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.

Puddledock: your questions answered
Do you survey roofs for landlords with property near Edenbridge station?
Yes, letting agents and landlords book with us as well as owners. Just ring 07833 053749 or send us an email and let us know about the building, including who will give access on the day.
Can you fly a drone over a roof in Puddledock?
The answer turns on the exact location and the conditions on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. A small drone can’t fly safely in strong wind or heavy rain, and the rest of the survey does not depend on the drone.
How do I arrange a roof survey in Puddledock?
Simply ring 07833 053749 or drop us an email. After a few questions, we confirm the price and fix a day, weekday or weekend.
How soon is the report ready?
It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It’s emailed to you.
Does someone need to be in?
Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
Is it the same as a RICS Level 2 or Level 3 survey?
No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Should I look at the roof myself first?
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
What a roof survey looks like in Puddledock
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Knowing the covering helps explain which parts of a roof are likely to need work first.
Puddledock is in London, so parking needs planning: a visitor permit or a nearby bay makes the day easier, as a space near the door cannot be promised. The streets around a church such as Holy Trinity Church are often among the oldest in a place, and if you own one of the older houses nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you own a rental within reach of Edenbridge station, a dated record of the roof is useful when planning maintenance across a let.
