Roof survey in Westerham, Greater London
Roof surveys in Westerham from an independent, experienced roof surveyor. More than 20 years and over 5,000 surveys.
- Slipped, cracked or missing slates and tiles
- Leaking gutter joints and downpipes
- Leaning or weathered chimney stacks
Tips that help
A few practical points come up again and again on our surveys. They apply to most roofs:
- Find records of any re-roofing or repairs
- Leave roof access to professionals
- Keep a record of damp patches and dates
- Watch for slipped slates after bad weather
The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year.
Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Leave the clearing to a professional. Clear gutters prevent a lot of damp.
Roof surveys for homes and businesses in Westerham
Everything we check, we check safely: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it is safe. The Premium Survey adds thermal imaging and, where it applies, a drone, for roofs that are hard to see well. You do not need to do anything except give us access. Each defect we find is photographed and explained. Typical surveys look at ponding, splits or blisters on flat roofs and slates or tiles that have slipped or broken, across natural slate, ridges, hips and valleys and chimney stacks.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Westerham with this kind of roof, the hidden gutter is one of the first things to check.
Where we can’t see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What we look for on each type of roof
Clay plain and peg tiles
Where tiles hang on walls or dormers, we check them too. Gaps in tile-hanging let water reach the wall behind.
Concrete interlocking tiles
Ridge and verge mortar on concrete tile roofs can crack and fall away. We check for loose ridge tiles and missing mortar, as wind can lift them.
Surveys for landlords and agents in Westerham
Landlords, agents and building managers in Westerham and across Greater London can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or email us.
If the property is let, the agent or a tenant can let us in. We survey on weekdays and at weekends, which helps when tenants work during the week.
Westerham questions
How do I find out if my home in Westerham is listed?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
I let a flat near Hurst Green station. Can you check the roof?
Yes, rented property is part of what we cover. Just phone 07833 053749 or send us an email and tell us about the building.
Which days do you carry out surveys?
Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.
Will you fly a drone over my roof?
Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
How soon is the report ready?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It’s emailed to you.
Is a roof survey the same as a structural survey?
No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It does not include structural calculations, which need an engineer.
Will you check the loft?
Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.
Roofs, chimneys and gutters in Westerham
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. The wider area around Westerham has a long history of building, with Quebec House about 0.2 miles south-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
If you live in an older home near Church of St Mary the Virgin, old fixings, lead flashings and tall chimneys are typical of older roofs. If you let a flat or house near Hurst Green station, a dated record of the roof is useful when planning maintenance across a let. Westerham is in London, so parking needs planning: let us know about parking bays, permits or a driveway when you book, as a space near the door can’t be promised.

Prices for roof surveys in Westerham
When we price a survey, we consider:
- How many separate roofs there are, such as extensions, dormers and garages
- Building height and the viewpoints available
- Chimneys, valleys, parapets and other details
- Roof area
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.
What to let us know when you get in touch
If you can, have these to hand when you contact us:
- The reason for the survey, such as buying, a leak or storm damage
- Any deadline, such as an exchange date
- Any stains, drips or damp patches you’ve seen indoors
- Whether there’s a loft hatch, a shared roof or tricky access
Photos help, if you have them. Take them safely from the ground or a window, and please don’t climb up for a closer look. To send them or to book, phone 07833 053749 or email us.
Why act early in Westerham
A roof that has had no attention for years can surprise you. A survey sets a baseline, which makes later changes easy to spot. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.
Roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

What we do, step by step
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes between one and two hours at most homes, or half a day or so for a commercial building. London terraces rarely offer a view of the whole roof from one spot, so a visit in Westerham moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.
- You let us know the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the loft space where there is safe access.
- You receive the report with photos and recommendations, prioritised by urgency.
Before the survey
- Make sure the loft hatch can be reached
