Storm damage roof reports around Westerham

The wider area around Westerham has a long history of building, with Quebec House about 0.2 miles south-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Westerham is one of them, bay roofs, hips and later dormers each have their own details. Knowing the roof type helps narrow down where water may be getting in.

Controlled parking zones are common in London, so mention any permit rules for Westerham, along with any off-street space. If you live in an older home near Church of St Mary the Virgin, leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks. Landlords with a home close to Hurst Green station may find that a tenant living with a leak needs the cause found, not just the stain painted over.

How a storm damage roof report works in Westerham

Wear and tear is typically excluded from home insurance. That makes the difference between storm damage and old wear important. We note signs of each: fresh breaks and recently moved slates or tiles, and older problems such as corroded nails or worn mortar. We describe what we see, whichever way it points. How the policy applies is for your insurer to decide. Typical surveys look at broken or displaced guttering and torn or lifted flat roof coverings, on ridges and hips, flashings and slate and tile slopes.

Many London homes are well over a century old and their roofs have been patched more than once. Insurers usually exclude wear and tear, so it is useful to know whether damage is old or new. That is as true in Westerham as anywhere in London. A written record with photos helps you explain what was found to whoever deals with it next.

We keep jargon out of it: if work is needed, the report says so clearly.

Landlords, agents and block managers in Westerham

We survey roofs for landlords and letting agents as well as homeowners. The report gives you a dated record of the roof, with photographs, which helps you plan work between tenancies.

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or drop us an email.

Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Note the date and time you first saw the damage
  • Photograph damage inside the house too
  • Do not go onto the roof to take pictures
  • File receipts for anything you pay for

Your insurer may send a loss adjuster to look at the damage. Our report gives you an independent record alongside theirs.

Store invoices and reports for any roof work. They can help show the roof was looked after.

How we price storm damage roof reports

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The type of building, from a house to a block or an office
  • How many separate roofs there are, like extensions, dormers and garages
  • The package you choose: Basic, Standard or Premium
  • Whether thermal imaging or a drone is needed

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

What we need to know

Before you get in touch, it helps to have:

  • When you need the report by
  • Where any leaks, stains or damp patches show inside
  • Why you want a survey: buying, a leak, a storm or new work
  • Pictures of the roof from a safe spot, if you have them

Unsure which package suits your roof? The easiest way is to call 07833 053749 or drop us an email and describe the roof and what’s worrying you. We’ll explain the options and the price.

What this survey can’t tell you

To be straight with you, there are limits to any roof survey:

  • Negotiating a claim settlement
  • Whether your insurer will pay the claim
  • What’s beneath slates, tiles or membranes

If in doubt, phone 07833 053749 or send us an email and we’ll point you to the right survey before booking. The full list of what we check.

Roof types and parts we check

  • Slate and tile slopes
  • Gutters and fascias
  • Chimney stacks
  • Ridges and hips
  • Flat roofs
  • Flashings

How it works

We’ll ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes an hour or two at a house, and longer if the damage is spread across a large roof. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. You let us know what happened and whether a roofer has made the roof safe.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. The roof is inspected from ground level, windows and the roof where it’s safe.
  4. We record fresh damage and older defects.
  5. The report, with photos, is emailed to you.

Preparing for the visit

  • Unlock side gates and any roof access doors
  • Buyers: confirm access with the estate agent or seller
  • Leave a clear route to the loft

How to book

Most bookings start with a short call: phone 07833 053749 or drop us an email, and we will ask about the building and what you need. The price is agreed before a date is set.

Westerham questions

How do I find out if my home in Westerham is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Do you carry out roof surveys in Westerham?

Yes, Westerham is one of the places we work. Every survey there gets the same written report with photos.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

Is there a set wind speed for storm damage?

Each policy has its own definition. Many treat gusts of about 55 mph as storm conditions, but check your own wording.

Checking the roof from the ground

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
