Surveys for landlords and agents in Four Elms

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.

Letting agents can arrange access with tenants. Surveys run on weekdays and at weekends, which helps when tenants work during the week.

Roof surveys for homes and businesses in Four Elms

Good roofs last decades, but their parts wear at different rates. Slate frequently lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay often fail first. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. We survey clay and concrete tiles, lead flashings and flat roofs, and people most often book us about crumbling chimney pointing or cracked flaunching and ridge tiles that have lifted or moved.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

The survey, step by step

The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes about one to two hours for most homes, depending on how many separate roofs there are. Rural addresses near Four Elms can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Advice

Four Elms questions

Do you cover smaller places like Four Elms?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Do you survey roofs for landlords with property near Edenbridge station?

Yes, landlords and letting agents book with us as well as owners. Just call 07833 053749 or use the contact form and let us know about the building.

How long will you be at the property?

The visit normally takes about 1–2 hours for most homes, depending on how many separate roofs there are. We’ll confirm what to expect when we arrange the visit.

What’s covered in a roof inspection?

All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.

Can you survey a roof I share with a neighbour?

Yes. We survey the parts of the roof you have access to. If a problem seems to come from next door, we’ll say so.

Is a roof survey the same as a structural survey?

No. If we see signs that need an engineer, like serious sagging, we will say so. Our survey is not a structural engineer’s report.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Why get it checked now?

Roof faults rarely stay the same size. One slipped slate lets water reach the battens and underlay, and damp timber slowly weakens. Catching it early means less to put right. In a small place like Four Elms, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Prices quoted always include VAT, and the report is not charged as an extra. Roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Roof surveys in Four Elms: local notes

Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Knowing the covering helps explain which parts of a roof are likely to need work first. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

For site and facilities teams at buildings such as Four Elms Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Trees in and around Bough Beech Reservoir shed leaves that can end up in nearby gutters. Chartwell, about 2 miles north, is one of the historic houses in the wider area around Four Elms. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is.

How the survey changes by roof type

Clay plain and peg tiles

Tile-hanging on walls and dormer cheeks is checked as part of the roof where it’s relevant. Gaps in tile-hanging let water reach the wall behind.

Flat roof coverings

Some flat roofs have been coated over several times. We say what we can see and when a closer look would need opening up.

Useful tips for Four Elms property owners

Nothing here needs a ladder. Our suggestions:

  • Mention any damp patches as you book
  • Take photos of any leaks as they happen
  • Check the roof from the ground after storms
  • Gather any paperwork for past roof work

Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. It is a chance to ask questions about anything in the report.

Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Compare each report with the last.
