What this survey can’t tell you
It helps to know what a survey won’t do before you book:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- The condition of the rest of the building (that’s a RICS home survey)
- How the roof will behave in every kind of weather
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before you book. What our survey covers.

Roof survey in Marlpit Hill
We inspect what can be seen safely: from ground level, from windows, from the loft space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where it applies, for roofs that are hard to see well. All we need from you is access to the property and the loft. Everything we see is photographed for the report. Common reasons to book are loose ridge or hip tiles and condensation or damp timbers in the loft, on flat roofs, clay and concrete tiles and natural slate.
Older buildings in small places like Marlpit Hill may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What we do, step by step
We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes about 1–2 hours for most homes, depending on how many separate roofs there are. Older roofs in small places like Marlpit Hill can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

Marlpit Hill: your questions answered
Do you cover smaller places like Marlpit Hill?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Do you survey roofs for landlords with property near Edenbridge station?
Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Will you climb onto the roof?
When the roof and the conditions make it safe, yes. We also use views from the ground, windows and the roof space, and Premium includes a drone where applicable.
Is your survey a structural engineer’s report?
No. Where we see something that needs a structural engineer, the report says so. Our survey is not a structural engineer’s report.
Will you check the loft?
Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.
Can you inspect a terraced or semi-detached roof?
Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are checked from your side.
Do I need to be at home?
That depends on the survey. Inside the building and in the loft, we need someone to let us in.
Different roofs, different checks
Flat roof coverings
Ponding, blistering, splits and cracked surfaces are the common warning signs. Upstands and outlets are checked too.
Lead flashings and valleys
Many older houses have lead in their valleys and hidden gutters. Cracks in a lead valley can send water into the roof.
Why act early in Marlpit Hill
Before you put a home on the market, it helps to know the roof’s condition. You will know what a buyer’s survey might pick up, or at least know what to expect. Around Marlpit Hill, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.
The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We’ll tell you which package suits the questions you have.

Checking the roof from ground level
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Local roofs in Marlpit Hill
If the drone is used for your survey, the flight is checked against the Drone Safety Map first. About 2.5 miles north lies Chartwell, a reminder of how long the area around Marlpit Hill has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
For an older house near a landmark such as Church of St Peter and St Paul, its roof may have old fixings, lead flashings and chimneys that need a closer look. For site and facilities teams at buildings like Edenbridge Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Landlords with a home close to Edenbridge station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
