How a chimney survey works in Troy Town

For buyers, a chimney survey before exchange can flag work you may want to raise. On older stacks, we frequently find cracked flaunching, loose flashings and worn pointing. You get photos and findings you can take back to the seller or agent. It works alongside a RICS home survey, not instead of one. If you’re worried about damp on a chimney breast inside and pots or cowls that look unsafe, we can find out what’s behind it.

Older buildings in small places like Troy Town may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what isn’t.

Do you need a chimney survey in Troy Town?

Aerials and dishes are often fixed to stacks. Their weight and the wind on them can loosen bricks and pointing. We check fixings on the stack as part of the survey.

Common reasons to book include:

  • Bricks with flaking faces
  • Damaged chimney pots and cowls
  • Signs that a stack is leaning
  • Cracked or missing flaunching

Landlords with a home close to Edenbridge station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Before you book anyone

  • Will the report include photos?
  • How long the report takes to arrive
  • Whether they hold professional indemnity and public liability insurance
  • Whether VAT is added on top

What a good roof survey covers

What we look for on each type of roof

Chimney pots and cowls

Each pot is bedded into the flaunching, often with a cowl or cap on top. We check that they look secure and undamaged.

Lead flashings

Flashings can lift in wind or pull out of their mortar joints. Any loose or split flashings are recorded.

Troy Town: your questions answered

Will you come out to Troy Town?

Yes. Troy Town is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is my home in Troy Town listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Let us know your preferred days as you book.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.

Do you inspect shared chimneys?

Yes. We look at the parts we can see safely and the parts you can give us access to. Where a problem appears to be on next door’s side, we note it, so you can discuss it with them.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.

Do you inspect the flue?

No. A flue inspection, sweep or gas safety check is a separate job. We check the structure and weathering of the stack and any damp, and we’ll say if anything suggests the flue needs checking.

How it works

After the inspection, everything we found is written up as a written report with photographs. On timing, most surveys take about one to two hours at most homes, though large, tall or awkward roofs take more time. In a small place like Troy Town, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. The report, with photos and recommendations, is emailed to you.

Preparing for the visit

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Move anything stored under the loft hatch
  • Show us where any leaks or stains appear

Why get it checked now?

A small amount of repointing or new flaunching is typically a modest job. Left for a few winters, frost and water can loosen pots and bricks and the job gets bigger. Older and listed buildings around Troy Town may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

Troy Town homes and their roofs

Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. About 2.7 miles north-east lies Chartwell, a reminder of how long the area around Troy Town has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

Troy Town is about 6 miles north of East Grinstead, in Kent. If you are in Troy Town, booking works exactly as it does anywhere else: get in touch, agree the price and pick a day. We cover towns and villages across Kent, large and small. For surveys nearby, see our Crawley page.

Rented homes, blocks and businesses

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it as you book and we will plan the survey around it.

What affects the cost of chimney surveys

Several things affect the price of a survey:

  • The package you choose: Basic, Standard or Premium
  • The use of thermal imaging or a drone
  • How many separate roofs there are, like extensions, dormers and garages
  • How tall the building is and how easy the roof is to see

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you need to know.
