Henhurst Roof Leak Investigation
Roof leak investigations around Henhurst, with a written report you can act on. Book a weekday or weekend visit.
- Condensation that looks like a leak
- Staining where a gutter or parapet meets the wall
- Water coming in around a roof light or dormer
The survey, step by step
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours at most homes, and about three to four hours for a commercial roof. If you have questions on the day, just ask. In a hamlet or village like Henhurst, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- You tell us where the water shows and when it appears.
- We look at the stain, the ceiling and the loft above it.
- We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
- Moisture readings and thermal imaging are used where they help.
- We email a report with photographs, the likely entry point and recommendations.
Before the survey
- Have any paperwork from past roof work to hand
- Make a note of anything you’d like us to look at
- Mention any parking restrictions on your street

Advice
Roof leak investigation in Henhurst
Some leaks only appear in certain weather. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Telling us when it happens helps a lot, along with any photos you’ve taken. Even on a dry day, a leak usually leaves clues: stained timbers, tide marks and damp underlay. Moisture detection shows which materials are still damp. We survey slate and tile slopes, flat roof details and chimney stacks, and common reasons people get in touch are staining around the chimney inside and water coming in around a roof light or dormer.
Roofs in small places like Henhurst often stand in the open, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Honest limits
We only report whatever is safely visible on the day, so some things are outside what a survey can do:
- Leaks from plumbing, tanks or pipework rather than the roof
- Defects hidden under coverings or inside walls without opening up
- A promise to find every leak on a single visit

When to book a survey in Henhurst
Many leaks begin at a flashing. Lead or mortar closes the gap wherever a roof meets a wall, chimney or dormer. Once that seal cracks or lifts, water gets behind it, often well away from where it shows.
Most people get in touch when they’ve noticed one of these:
- Damp patches next to the stack
- Brown rings on upstairs ceilings
- Damp walls below an overflowing gutter
- Leaks at a dormer or roof window
Take a building like Singlewell Primary School: a leak through a large roof is frequently found some distance from where the water shows inside.
What to check before booking
- What happens after the report arrives
- What experience they bring
- What the report includes, and whether it has photos
- Do they have a CAA Flyer ID and Operator ID for drone work?
Should I look at the roof myself first?
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.
Roof leak investigations around Henhurst
The coast is about 4 miles or less from Henhurst, so there’s more wind and more salt in the air than further inland. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave, while salt slowly corrodes metal fixings and flashings. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.
Trees in and around Jeskyns shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. The streets around a church such as Church of St Margaret are frequently among the oldest in a place, and if you own one of the older houses nearby, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.
Henhurst is about 2 miles south of Gravesend, in Kent. Whether the building in Henhurst is a house, a flat or a commercial unit, the roof can be surveyed. Henhurst is one of the towns and villages in Kent where we work. For surveys nearby, see our Maidstone page.

Before and after the survey
Most of what helps is simple and safe from the ground. Our suggestions:
- Keep a photo record of the damp patch
- Mention any plumbing above the damp area
- Mention earlier attempts to fix the leak
- Record whether it leaks in every downpour or only some
Any roofer you ask to quote can work from the report. They’ll see exactly where the problem is, rather than at the stain.
Plan a roof survey every few years. Flashings, valleys and flat roof details are frequent weak points, and catching wear early keeps water out.
Why it’s worth a survey now in Henhurst
A small drip today can be a bigger leak after the next storm. Wind lifts loose slates further and gaps widen. An investigation now gives you time to plan the work. Older cottages and farmhouses around Henhurst can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We can help you choose the package that fits what you need to know.
What you get with us

FAQs for Henhurst
Do you cover smaller places like Henhurst?
Yes, we do. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is my home in Henhurst listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Do you climb onto every roof?
Only if it’s safe. We check everything that can safely be seen: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.
How much is a survey?
Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.
Why is not the leak directly above the stain?
Water rarely drops straight down. It can follow a timber or the underlay a long way first, so the stain may be some distance from where it gets in. That’s why we trace the route rather than patching above the stain.
Is it a leak or condensation?
Condensation can look very like a leak. Drips from nail tips, damp underlay over a wide area and poor loft ventilation point towards condensation. We look at the pattern, take moisture readings and tell you which is more likely.
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys.
