Roof survey in Henhurst: what you get
Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages frequently have flat roofs in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. Flat roofs often need attention long before the main roof. Felt frequently lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We’re often asked to look into standing water on a flat roof and worn lead at chimneys and abutments, on ridges, hips and valleys, natural slate and clay and concrete tiles.
In a small place like Henhurst, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, and recommendations are put with the most urgent first where relevant.

Roof by roof
Concrete interlocking tiles
Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but their surfaces weather over the years.
Clay plain and peg tiles
Clay tiles are common on older South East homes. Rotten pegs and battens let tiles move, leaving gaps along the courses.
Can I check my roof myself?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.
Henhurst: your questions answered
Does a conservation area affect roof work in Henhurst?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you survey roofs for landlords with property near Sole Street station?
Of course. We just need to know who will give access, and we can send the report to you or your agent.
Can you survey a roof I share with a neighbour?
Yes. We survey the parts of the roof you have access to. If a problem seems to come from next door, we’ll say so.
Do you work in Henhurst?
Yes, we do. We carry out roof surveys in Henhurst, and the service is the same as everywhere else we work.
Do you go up on the roof?
Only where it’s safe to do so. We also inspect from the ground, from windows and vantage points, and from the loft. The Premium Survey adds a drone where it applies.
Do you use drones?
Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.
How quickly will I get the report?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It is emailed to you.
Signs you need a roof survey in Henhurst
Slates and tiles often outlast the fixings that hold them. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot.
Signs worth acting on include:
- Loose chimney pots
- Condensation or damp timbers in the loft
- Lifted, split or missing lead flashings
- Slates or tiles that have slipped or broken
Trees in and around Jeskyns shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.
Questions to ask before you book
- What exactly goes into their report
- Which limits apply to the survey
- What follow-up you get after the report
- Which viewpoints they use to see the roof
What affects the cost of roof surveys
We confirm the price for your survey before you book. This is what makes a difference:
- The height of the building and how the roof can be seen safely
- The package you choose: Basic, Standard or Premium
- Extra roofs, like extensions, dormers or garages
- If the survey needs thermal imaging or a drone
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We can help you choose the package that fits what you’d like to know.
What we need to know
If you can, have these to hand when you contact us:
- Pictures from the garden or a window, if you have them
- Where the property is, with the postcode
- Whether there’s a loft hatch, a shared roof or tricky access
- The reason for the survey, like buying, a leak or storm damage
If you are buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or use the contact form when you’re ready.

Roofs, chimneys and gutters in Henhurst
Henhurst lies within about 4 miles of the sea, where wind off the sea can be strong. A small drone can’t fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. About 1 mile south-east lies Cobham College, a reminder of how long the area around Henhurst has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
If yours is one of the older homes in the streets near Church of St Margaret, old fixings, lead flashings and tall chimneys are typical of older roofs. Landlords with a home close to Sole Street station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What happens on the day
The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes roughly 1–2 hours for most houses, and more on a big or complicated roof. Cottages and farmhouses around Henhurst often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
