Roof leak investigation in St Mary's Bay

We use moisture detection and thermal imaging where they help. Moisture readings show which materials are wet. A thermal camera shows patterns of temperature rather than water, so we confirm what it suggests with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. The best thermal results come after a sunny day, with a dry roof and little wind. We survey flat roof details, slate and tile slopes and the roof space, and common reasons people get in touch are a leak that comes and goes with the weather and leaks below a flat extension roof.

Older cottages and houses around St Mary's Bay may have roofs with little or no underlay. Without a sound underlay, any gap in the coverings lets water straight through. Finding where it gets in, and whether it is old wear or new damage, decides what comes next. Wet battens and insulation in the loft are frequently the first clue.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible.

Common roof problems in St Mary's Bay

Every flat roof covering has a working life. Felt often lasts around 15 to 20 years, and as it ages it splits, blisters and opens at the laps. Leaks often start at the edges, upstands and outlets.

Problems we come across often include:

  • Wet patches high on an inside wall
  • Ceiling stains that grow after rain
  • Drips from nail tips in a cold loft
  • Leaks at a dormer or roof window

Living close to Romney Warren Country Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

St Mary's Bay: your questions answered

Does a conservation area affect roof work in St Mary's Bay?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is the coastal weather around St Mary's Bay hard on roofs?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

How much is a survey?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

What happens after the survey?

The report arrives by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Could my leak actually be condensation?

The two can look alike. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We check the pattern of damp and the ventilation, then say which is most likely.

Which days do you carry out surveys?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days as you book.

How it works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours, more where the leak is intermittent or the roof is large. You’re welcome to ask questions while we are there. Homes around St Mary's Bay frequently have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.

  1. You let us know where the water shows and when it appears.
  2. The visit starts indoors, at the stain and in the loft.
  3. Likely entry points outside are checked, from flashings and valleys to gutters and outlets.
  4. We use moisture detection, and thermal imaging where it is useful.
  5. We email a report with photographs, the likely entry point and recommendations.

Getting ready for the survey

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Leave a clear route to the loft
  • Keep pets in another room

Advice

Wind, rain and roofs in St Mary's Bay

St Mary's Bay is within about 1 mile of the coast, so there is more wind and more salt in the air than further inland. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave, while salt slowly corrodes metal fixings and flashings. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. The covering and its details give the first clues when tracing where water is coming from.

Take a building like The Marsh Academy: a leak through a large roof is frequently found some distance from where the water shows inside. If you live in an older home near All Saints, the leak may come from a chimney, a valley or tired lead rather than the covering itself.

St Mary's Bay is about 6 miles south-west of Hythe, in Kent. If you are in St Mary's Bay, booking works exactly as it does anywhere else: get in touch, agree the price and pick a day. Before and after the survey

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Do not climb onto the roof to look
  • Make sure the loft is accessible
  • Keep a photo record of the damp patch
  • Protect furniture and flooring under the leak

Keep the report after the work is done. If the leak returns, it is a useful record of what was found.

Don’t block the vents at the eaves. Air movement keeps condensation down, and condensation is a common false alarm. Keep insulation clear of the eaves.

DIY checks: what’s safe

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
